Finca 30
Real Estate in Finca 30, Panama.
In October 1991, 74 former plantation workers put in 20 balboas each and founded COOBANA, a banana cooperative that went on to buy its farms with help from the government, a bank and Chiquita. The cooperative still holds registered land along the Vía Las 30 at Finca 32, and that road is the backbone of Finca 30, a corregimiento on the flat ground west of Changuinola town in Bocas del Toro, Panama. Nearly 8,800 people live here, in Teobroma, El Tecal, the Caobana barriada and the farm communities of Finca 31, 32 and 33. What comes up for sale is family housing and house plots in those communities. Some plots were titled only recently and others still stand on national land, so read the paperwork as carefully as you inspect the house.

About Finca 30:
Las 30 has had its own Junta Comunal since June 2015, when Law 39 carved it out of the old Changuinola corregimiento. It covers 17 square kilometres just west of the town, close enough that Changuinola’s airport and the Calvin Byron stadium are only a few kilometres to the east. The Vía Las 30 does most of the work, a road with a 25-metre reserve that runs past Finca 32 towards Finca 8, while a branch at the Finca 30–Finca 8 junction leads on to Finca 31. Residents of El Tecal have spent years asking the public works ministry to fix the main road. Grading crews have since been back on the corregimiento’s streets, but check the stretch to any house you are considering after a wet week, not a dry one.
Bananas pay the bills, and here a good share of them are grown by the workers themselves. COOBANA started operating in 1992 with 550 hectares of plantation and set aside another 15 hectares for members’ housing, handed over at a token price. It sold its fruit through Chiquita’s local subsidiary until 2009, then began exporting on its own, and it has shipped under Fairtrade terms since 2010. The cooperative was not spared the 2025 strike: it put its losses from the road blockades at 1.2 million dollars.
The corregimiento’s largest public building is the MINSA-CAPSI Finca 30, the primary-care centre that opened in August 2013 and serves families from across the district. It offers emergency care, internal medicine, gynaecology, X-rays and dentistry, and new blood-analysis equipment was installed in its laboratory in 2024. Children study at the bilingual basic school in Finca 32 or the school in Teobroma, the community on the east side where most people live. A small airstrip with a paved runway of just over a kilometre sits at Finca 32, near Teobroma.
The land is low, around seven metres above sea level, and as flat as plantation country gets. Storm-drainage canals cut through it and often form the boundary of a plot, which tells you how much water the ground has to shed. In July 2026, heavy rain left 702 homes affected across the Changuinola district, and a silted-up mouth on the San San river kept parts of the plain under water for days. With 8,800 residents on 17 square kilometres, Finca 30 is far more built-up than its farm name suggests.
Houses in Finca 30:
Homes in Las 30 are family houses on individual plots, grouped in Teobroma, El Tecal, the Caobana barriada and the communities of Finca 31, 32 and 33. Teobroma is the densest of them and the closest to town, while the numbered fincas sit among the plantation blocks. If you are comparing houses for sale in Finca 30, the first question is not the roof or the kitchen but whether the plot under the house has its own registered title. Then look at the drainage: where the canal runs, whether the yard holds water after a storm and whether the floor sits above the level of the street.
Land and Lots in Finca 30:
House plots in Las 30 fall into two groups. Some already have their own finca number in the Registro Público, including plots handed out in state titling rounds in recent years. Others sit on national land, part of a state-owned finca inside the corregimiento, and the people occupying them have to apply to ANATI for adjudication and pay for the land before any title exists. That process is public: an edict names the applicant, the area and every neighbour, from the drainage canal to the road. Frontage on the Vía Las 30 is worth a second look too, because the 25-metre road reserve can take a real bite out of how close to the road you can build on any of the lots in Changuinola that face it.
FAQ:
-
Which communities belong to Finca 30?
The corregimiento takes in Teobroma, El Tecal, the Caobana barriada and the farm communities of Finca 31, Finca 32 and Finca 33. Teobroma, on the east side, has the most residents. Many people call the whole area Las 30 or Finca Las 30, and the Junta Comunal goes by the same names.
-
The seller occupies the lot but has no title yet. Can I still buy it?
Part of Finca 30 is still national land, and an occupant has to apply to ANATI to buy it from the state before the plot can be titled. Until that title is issued and recorded in the Registro Público, what the seller holds is a claim, not ownership. Ask for the application number and the published edict, find out where the case stands, and keep your money back until the plot has its own finca number.
-
Does Finca 30 flood?
The ground sits only a few metres above sea level and relies on canals to drain, so standing water after heavy rain is a real risk. In July 2026 the floods in the Changuinola district affected hundreds of homes. Visit the lot after a downpour, ask neighbours how high the water reached and find out who keeps the nearest canal clear.
-
A plot is said to come from COOBANA. What should I check?
When the cooperative started in 1992 it set aside 15 hectares for its members’ homes, handed over at a token price. A house on one of those plots is only as secure as the paperwork behind it, so confirm that the plot was segregated from the cooperative’s land and registered in the seller’s name, not just assigned to a member.
-
Is there a clinic in Finca 30?
Yes. The MINSA-CAPSI Finca 30 is inside the corregimiento and offers emergency care, internal medicine, gynaecology, X-rays, dentistry and a laboratory. Banks and the bigger shops are a short trip east in Changuinola town.
