Guarumal

Real Estate in Guarumal, Panama.

To rebuild the road to La Barqueta, the public works ministry tore down the old bridge over the quebrada Guarumal along with one over the Espatarra. The new road runs almost 16 kilometres from La Berlina to the sand, and its 8.8-million-dollar budget is meant as much for rice trucks as for beach traffic. Guarumal, in the Alanje district of Chiriquí, Panama, is where that road ends, on the north shore of the Gulf of Chiriquí and around the wildlife refuge that protects most of the beach. Inland you will find rice fincas, cattle pasture and village lots along the main road. On the coast there is a gated beach community with building lots, villas and an ocean-view condo tower.

About Guarumal:

Guarumal covers 91 square kilometres of flat lowland at the southern edge of Alanje, where paddies and pasture give way to mangrove and then to the open Pacific. David is the nearest city and the place people head for a bank, a hospital or a big supermarket run. The road to the coast leaves La Berlina, crosses the La Nobleza junction in neighbouring Querévalo and carries on through Guarumal to the beach. The public works ministry has been rebuilding all 15.96 kilometres of it, with storm culverts at the driveways of the houses along the way and a 500-metre branch that runs parallel to the shore.

The 2023 census counted 2,743 people here, up from 2,418 in 2010, and the whole corregimiento is classed as rural. Rice is the crop that defines the place. Families such as the Monroys bring in the harvest at finca La Martina, and small farmers in Guarumal have long worked their rice ground in rotation with fallow years, a system agronomists came here to study. Pasture fills much of the rest, and toward the water life turns to the estuary: boats go out from the landing at Los Chiriquices, and at El Tigre salt was once made by hand beside a small port among the mangroves.

The village of Guarumal has its basic general education school and its Catholic parish on the main road, with settlements such as Puerto, El Tigre and Los Chiriquices scattered toward the shore. The beach is La Barqueta, where olive ridley turtles come ashore to nest. Its wildlife refuge, Playa La Barqueta Agrícola, sits inside the corregimiento. Rangers walk the 12 kilometres from the refuge’s control post to Boca de Hacha to check the sand, and every May volunteers level and prepare the hatchery before the season’s nests are moved in. Children from the Guarumal school come out to learn how the nests are protected.

Las Olas, the hotel on the beach, is built on a working agrotourism finca, with horse trails through the pasture, kayaking in the mangroves and whale watching in season. Around it has grown the gated residential community that gives Guarumal its second market. Inland, the buyers are mostly local families looking for a house lot and farmers adding a field. On the coast, buyers from David and from abroad look for beach lots, villas and furnished condos, and pay beach prices well above anything a few kilometres back from the sand.

Land and Lots in Guarumal:

Village lots line the main road and the road down to Los Chiriquices, and plots near the landing are sold with water and power already connected. These are the cheapest way into land for sale in Guarumal, and the rebuilt road means a truck with building materials can reach most of them. Inside the gated beach community, lots are flat, around 1,000 square metres, and sometimes sold in pairs by owners who bought two side by side. Now and then a larger parcel near the beach comes up with buildings already on it, including a bar and garden on five acres.

Fincas in Guarumal:

Farms here are rice ground, cattle pasture or a mix of the two. The rice-and-fallow rotation is still how many small farmers work, so a finca may come with fields that are resting rather than abandoned; ask the seller about the cycle before you judge the soil. When you compare fincas in Guarumal, look closely at water and drainage on this flat ground, and at how far the finca sits from the rebuilt road, which was paid for in part to get harvests out faster.

Houses in Guarumal:

In the village and along the main road, houses are concrete homes on family lots, bought and sold mostly among local families. On the coast the stock is newer and larger: newer beach houses on plots of a couple of thousand square metres, and a handful of top-end villas inside the gated community with pools, several bedrooms and direct access to the beach. A beach house in Guarumal is priced against the coast, not against the village.

Apartments in Guarumal:

Apartments mean the condo tower at Las Olas, where three-bedroom units of around 96 square metres look out over the water and are usually sold furnished. Each unit is a separately titled finca under the propiedad horizontal regime, with a monthly cuota de mantenimiento and building rules that cover rentals and guests. Read those rules before you buy, especially if you plan to let the unit while you are away.

Rentals in Guarumal:

Rentals are a coastal affair. Beach houses and condos at La Barqueta are offered for rent as well as for sale, usually furnished, and the dry months from January to March are when the beach fills up. If you are buying to let, settle who will look after the place and hand over keys before you count on the income.

FAQ:

  • Can I build right next to the La Barqueta refuge?

The refuge is a protected area run by the environment ministry, and the beach in front of it is public land that nobody can own. If a lot borders the refuge or the high-tide line, have the survey plan checked against the refuge boundary and ask the ministry what it allows before you pay for the plot, not after.

  • Is a farm plot here titled or held as possession rights?

Rural land in Panama can still be held as possession rights rather than registered title, and inherited family plots are where that turns up most. Ask for a certificate from the Registro Público to confirm the parcel is a titled finca in the seller’s name, and if it is still held as possession rights, find out how far the titling process has gone before you agree a price.

  • Is the road paved all the way to the beach?

The ministry’s project covers the full 15.96 kilometres from La Berlina, through La Nobleza, to Playa La Barqueta, plus the 500-metre branch along the shore, and it was close to finished in 2026. Side roads to farms and to the landing are a different matter, so drive the last stretch to any plot yourself.

  • Can a foreigner buy a condo or beach lot in Guarumal?

Yes. Foreigners buy titled property here on the same terms as Panamanians, and a condo unit carries its own registered title. What you cannot buy is the beach itself.

  • What does farmland around Guarumal produce?

Mainly rice and cattle. The paddies are worked in rotation with fallow years, and the pasture carries cattle, while families near the estuary also fish.
