Solano

Real Estate in Solano, Panama.

Cross the río Mula from the centre of La Concepción and you are in Solano, a corregimiento in its own right since 2017 that still lives as the other half of the same town. About 4,640 people share less than three square kilometres here, which makes it one of the most tightly built parts of the Bugaba district in Chiriquí, Panama. The David–Concepción buses run through it, the IPT technical school brings in more than a thousand students and staff, and the Opciones supermarket opened a branch here in 2024. What changes hands is town property: concrete houses on lots of a few hundred to a couple of thousand square metres, family homes with rental units built on, and small infill lots off the side streets. The rentals are mostly one-bedroom flats for people who come to work or study.

About Solano:

Solano faces Concepción Centro, the commercial core and head town of Bugaba, across the río Mula. The short way between the two is the modular bridge over the Mula, and Avenida Centenario carries traffic from the Volcán road out to Solano. The Interamericana is a few minutes away, so David, the provincial capital, is an easy run east along the highway. Buses on the David–Concepción route come through Solano’s own streets, which is why so many houses here are advertised by how close they sit to the bus road. The name is older than the corregimiento: when the Bugaba district was created in 1863, Solano was one of its four sitios, alongside Bugaba, Bugabita and Pueblo Viejo, the village later renamed La Concepción. It stayed a barrio of La Concepción until Law 55 of 2013, the same law that created the Tierras Altas district, made it a corregimiento, with a start date later brought forward to 1 July 2017.

Daily life runs on what La Concepción runs on: trade, services and the farm economy of one of Panama’s most productive districts. Inside Solano itself there is the Instituto Profesional y Técnico de La Concepción, founded in 1982, a primary school, a health post that opened in 2025 and is meant to grow into a subcentro, a sports complex and a central park that the municipality improved, adding an amphitheatre. The barriadas have names locals use as addresses, among them La Gloria off the Borinquito road, Arco Iris near the park and La Perrera on the river. Housing is mostly concrete family homes, with shops, workshops and food stands along the busier roads.

The río Mula is the one feature that shapes what you should pay attention to. In August 2022 the river’s rise damaged at least twenty homes along its banks in Solano, Concepción and the 20 de Enero area, and two years later public works crews dredged 300 metres upstream of the bridge at La Perrera to build a retaining wall, after scouring left some houses hanging over the bank. Heavy rain also overloads the storm drains: in November 2025 yards in Arco Iris were left under water. Away from the bank and the low spots, the risk drops quickly, which is why location within Solano matters more than the address.

Sellers in Solano pitch the same houses three ways: as a family home within reach of everything in La Concepción, as a rental earner, and as premises for a business. That says a lot about who buys. Families from the district want to stay close to the shops, schools and jobs across the river. Small investors look for houses that already have one or two apartments attached, and shopkeepers and tradespeople want frontage on the bus road.

Houses in Solano:

Most houses for sale in Solano are resales of concrete family homes, some decades old and often enlarged over the years. One example is a five-bedroom house built in 1980 on more than 1,800 square metres, right on the bus road, offered as a home or as business premises. Another, on the newer road through Solano near the supermarket, sits on 2,500 square metres with a well, room for a vegetable patch and three rental apartments, and needs remodelling. Smaller properties put two dwellings on under 200 square metres. Frontage on the bus road is worth more for a shop than for a quiet home, so decide which of the two you are buying.

Land and Lots in Solano:

Building land here means infill: lots of around 500 square metres in barriadas such as La Gloria, on streets that are already built up. Parcels of a hectare or more are hard to find in a corregimiento of under three square kilometres. Before you settle on a lot, look at where the rainwater goes when the drains back up, and how far the lot sits from the Mula. A lot on raised ground two streets back from the river is a different purchase from one on the bank.

Apartments for Rent in Solano:

The rental stock is small units: one-bedroom flats on the upper floor of a family house, often with a parking space, let to singles and couples who move to Bugaba for work or study. Landlords sell them on what is close by, the supermarkets, the fondas, the corner shops and the buses that stop outside. Much of the supply comes from owners letting part of their own house, since several family homes here have apartments built on. If you are looking for apartments for rent in Solano, expect long-term leases from local owners rather than managed buildings.

FAQ:

  • Is Solano part of La Concepción?

On the map it is its own corregimiento, split from La Concepción by law and in force since 1 July 2017. On the ground it is the same town: the river is the only line most people notice, and shops, buses and schools serve both sides.

  • Does the río Mula flood houses in Solano?

It can. The river damaged homes along its banks in 2022, and in 2024 the public works ministry had to dredge it and build a retaining wall at La Perrera because the current was undermining houses. Ask the neighbours what happened in the last wet season, walk the lot after a heavy rain, and keep well back from the bank.

  • My deed says La Concepción, not Solano. Is that a problem?

Not in itself. Any title, plan or utility bill from before 2017 will name La Concepción, because that is where the land was then. What identifies the property is the finca number at the Registro Público, so check that it is in the seller’s name, free of mortgages and liens, and that the plan matches the fences. If the house has apartments built on, ask whether the municipality of Bugaba approved them.

  • What can I reach on foot in Solano?

Within the corregimiento you have a supermarket, a primary school, the IPT secondary school, a health post, the central park and a sports complex. Banks, the district offices and the main shopping streets are across the river in Concepción Centro.

  • How do I get from Solano to David or Volcán?

The David–Concepción buses pass through Solano, and the Interamericana to David is a few minutes away by car. For Volcán and the highlands, take Avenida Centenario to the Volcán road and head north.
