Las Mañanitas

Real Estate in Las Mañanitas, Panama.

Las Mañanitas is a corregimiento because the people who live here asked for one. Neighbours spent years in meetings with public offices before Ley 13 of 6 February 2002 split it from Tocumen, and every 6 February the corregimiento celebrates the date. It covers just under 24 square kilometres on the eastern side of Panama City, Panama, between the Río Tapia and the Panamericana, with Metro Line 2 stopping at Plaza Las Américas. Most homes are single-family houses in barriadas and urbanizaciones such as Ciudad Jardín, Génesis, Las Américas, Los Nogales, Villa Daniela and Parque Real. Compact PH apartment blocks have gone up within walking distance of the metro, and an industrial park off the main road keeps a steady supply of galeras for rent.

About Las Mañanitas:

Rivers draw most of the map. The Río Tapia runs down the western edge against Pedregal, the Río Juan Díaz and the Río Caraño close the corregimiento off to the north-west, and on the Tocumen side the line follows the Corredor Sur, the Panamericana and the Río Tocumen. Don Bosco lies to the south, with Alcalde Díaz and Ernesto Córdoba Campos beyond the Juan Díaz. Avenida Domingo Díaz crosses the Río Tapia from Pedregal and carries on east as the Panamericana, with Line 2 of the Metro running overhead. Las Mañanitas station stands at the Plaza Las Américas crossing, Hospital del Este is the next stop towards Nuevo Tocumen, and at San Miguelito the line connects with Line 1. By car, both the Corredor Sur and the Corredor Norte are a few minutes away.

The first families here were campesino settlers. Local lore says the name comes from people drinking the cool, clear river water early in the day and praising “el agua en la mañanita”. Until 2002 all of this was Tocumen, and the law that created the corregimiento named the communities it took with it: Ciudad Jardín Las Mañanitas as the seat, Génesis, La Colorada, Reparto Las Américas, Residencial Santa Mónica, Urbanización Parque Real, Los Nogales, Villa Daniela, Altos del Río Tapia and Caraño. Newer barriadas such as Parque Alicante and Villa Esther have filled in the gaps since. Daily errands revolve around Plaza Las Américas by the metro station and supermarkets such as La Pagoda. The Universidad Tecnológica de Panamá has run its Tocumen extension on Avenida Domingo Díaz since 1981. Schools are close to every barriada, from Escuela República de El Salvador and the Génesis school to private options such as Escuela Bilingüe Las Américas and Instituto Bern Bautista Bilingüe, and there is a public library. The anniversary each February brings a desfile de carretas organised by the Junta Comunal.

The ground is low and drains through the Tapia, the Tocumen and smaller rivers such as the Tagaré, so the street matters as much as the house. In May 2012 a two-and-a-half-hour storm flooded homes in Los Pinos, and the authorities blamed blocked drains and the overflowing Río Tocumen; public works officials added that several storm-drain easements had been built over. In June 2021 the Tagaré was dredged beside Sector 7 after floods reached more than twenty families there. Water supply is the other thing to ask about. It was only in mid-2025 that an IDAAN interconnection gave 400 houses in Villa Daniela and 50 in Villa Esther steady pressure after years of interruptions.

Most buyers are Panamanian families buying a first home with a mortgage. Developers pitch to exactly that buyer: two years of continuous employment, a clean record at the APC credit bureau and a family income that starts at around a thousand dollars a month for a two-bedroom flat. Houses here sell well below the capital’s average price per square metre. Near the stations, walking distance to Line 2 is the first thing every project advertises.

Houses in Las Mañanitas:

The single-storey house in a barriada is what most people come here for: three bedrooms, one or two bathrooms, a fenced front and a covered carport on a lot of 160 to 180 square metres. In Residencial Las Américas a typical house has 95 square metres built on 176 of land. Gated projects are the newer layer. Portal del Bosque, marketed in Mañanitas, sells two- and three-bedroom models of 66 to 109 square metres on lots of 170 to 218 metres, behind a perimeter wall and a guardhouse. If you are looking at houses for sale in Las Mañanitas, find out how close the street is to the nearest river and how it fared in the last heavy storm.

Apartments in Las Mañanitas:

Apartments arrived with the metro, and nearly all of them are compact PH units. Novacasa’s Jardines del Este, on Calle Coclé, handed over the first flats in its last tower in December 2025: two bedrooms, one bathroom, 50 square metres. Riviera Park, Grupo Riga’s Hacienda del Este and PH Metro City Towers offer two- and three-bedroom units between 43 and 69 square metres. Under propiedad horizontal you own the unit plus a share of the common areas, you pay a monthly cuota de mantenimiento, and the reglamento sets the rules on renting and pets. Check whether the parking space is registered with the flat, and whether roofing it costs extra; in some projects it does.

Rentals in Las Mañanitas:

Long-term rentals split between flats in the newer PH towers and houses in barriadas such as Génesis and Las Américas. A two-bedroom apartment near the metro rents for a fraction of what the same space costs in the banking district, and some units in Metro City Towers come furnished. Single rooms with a private entrance are let as well. Before you sign, ask how many hours a day the water runs and whether the maintenance fee is included.

Galeras and Commercial Space in Las Mañanitas:

The Parque Industrial de Las Mañanitas, a few minutes from the Panamericana, leases galeras of 200 to 1,000 square metres behind a guarded gate, with three-phase power, fire systems and clear heights of seven to eight metres. Parque Logístico San Carlos on Avenida José María Torrijos and the bodegas of PH Airport Commercial add more storage space, all a short drive from the Corredor Sur and Tocumen airport. Retail units of a couple of hundred square metres come up too. For any galera for rent in Las Mañanitas, confirm whether there is a loading dock or only a street-level door, and what the maintenance charge per square metre is.

FAQ:

  • Which parts of Las Mañanitas have flooded?

Los Pinos took water in the May 2012 storm, and Sector 7, on the banks of the Tagaré, flooded badly enough in 2021 that the river was dredged. Lower streets close to the Tapia and the Tocumen deserve the same questions. Ask the neighbours whether water has reached the street or the house, and walk the lot after rain.

  • What should I check before buying a house close to one of the rivers?

Start with the drainage. Storm-drain easements have been built over in parts of eastern Panama City, so compare the registered plan with what stands on the lot and make sure no wall or extension sits on a servidumbre. Then pull the finca record at the Registro Público for the owner, liens and the corregimiento, and ask for a paz y salvo on property tax, water and electricity before closing.

  • Is the water supply reliable?

It depends on the barriada. Villa Daniela and Villa Esther only got steady pressure after IDAAN connected a new main in 2025, and residents elsewhere have complained of interruptions. Ask how many hours the tap runs, whether the house has a storage tank and pump, and check the pressure in person.

  • Can I get to the city centre without a car?

Yes. Line 2 has two stations along the corregimiento, Las Mañanitas and Hospital del Este, and connects with Line 1 at San Miguelito. By car, the Corredor Sur toll road reaches Punta Pacífica and the banking district, and the Corredor Norte is a few minutes away too.

  • What do developers ask for to finance a new apartment here?

Projects in Las Mañanitas ask for at least two years of continuous employment and a clean APC record. Minimum family income starts at around a thousand dollars a month for a 50-square-metre flat and rises to about 1,500 to 1,800 for a gated-community house. Most developers help with the mortgage paperwork.
