El Limón

Real Estate in El Limón, Panama.

When the Semana del Campesino comes round, decorated oxcarts roll down the main street of El Olivo, followed by tamboritos and the crowning of a festival queen. El Olivo is one of the villages of El Limón, a farming corregimiento of the Santa María district in Herrera, Panama. Between its hamlets lie pasture, cropland and earth roads, and the houses are concrete-block family homes. Some stand in the Los Olivos barriada; others sit on country lots with room for fruit trees and a few animals. When land changes hands here, it is usually a house with a big yard or a working parcel of pasture.

About El Limón:

El Limón covers 23.8 km² of the Santa María district, in the north of Herrera province. It became a corregimiento in its own right under Law 58 of 29 July 1998, after an earlier 1982 law had been declared unconstitutional. The village of El Limón stands at 67 metres, higher than the river plain where the district seat and El Rincón sit, and earth roads run out from it to Cruz del Rayo, El Tigre and Cañacillas. The district is 233 km from Panama City and 23 km from Chitré, where people go for hospitals, banks and big shops.

Like the rest of the district, El Limón lives off the land. Santa María’s flat class II and III soils carry sugar cane, rice, watermelon and zapallo, and cattle take up much of the rest. Livestock producers from El Limón and neighbouring Chupampa have organised together with the agriculture ministry’s staff in Herrera. Children study locally up to ninth grade at the Escuela Telebásica El Limón, and the district offices and the health centre are in Santa María town.

Country traditions are strong here. The Pista de Lazo Cruz del Rayo hosts roping-league tournaments, where teams of sogueros compete and local clubs have played off for the Herrera title. In El Olivo the Semana del Campesino brings the oxcart parade, tamboritos and a queen, and the Jardín El Limonel is where the dances happen. If you want to see what a weekend here is like, go on a tournament day or during that week.

About 1,260 people lived in El Limón at the 2023 census, up from 1,146 in 2000. That is slow growth, and the housing shows it. There is the Los Olivos barriada, and otherwise houses spread along the roads, each on its own lot. The place suits a family that wants a block house in a quiet village, or a buyer looking for a casa de campo with enough ground for fruit trees, a vegetable patch and a few head of cattle.

Houses in El Limón:

Homes are concrete-block family houses. In the Los Olivos barriada a typical one has three bedrooms and a single bathroom on a compact floor plan, with living room, dining area and kitchen in one run. Houses on their own lots elsewhere in the corregimiento can be roomier, with two bathrooms, a storeroom and fruit trees in the yard. When comparing houses for sale in El Limón, check that water and power are connected in the owner’s name, and how far the house is from the asphalt.

Land and Lots in El Limón:

The larger offers here are country houses with land, sometimes close to half a hectare, and parcels of pasture or cropland. Flat ground and existing fencing make a parcel easier to use straight away, while a lot on an earth road costs less but takes more effort to reach. On a farm parcel, ask where the cattle get water in the dry season and how the ground drains when the rains start. Walk the access road in the wet months before you compare prices for land for sale in El Limón, Herrera.

FAQ:

  • Is this the El Limón near La Chorrera?

No. Residencial El Limón in La Chorrera, in Panamá Oeste, is a gated development, and Limón de Tijeras is a different place in Herrera. This page is about the corregimiento of the Santa María district, usually called El Limón de Santa María.

  • The seller says Chupampa, the agent says Los Canelos. Which corregimiento is the house in?

Locals say El Limón de Santa María, sometimes El Limón de Chupampa, and agents often write Los Canelos or Santa María. Because El Limón only became a corregimiento in 1998, older deeds and plans can name another one. Confirm in the Registro Público that the finca is registered in the seller’s name, check that the plan’s boundaries match the fences, and if the land came down through a family, make sure the inheritance was registered before you pay.

  • What are the roads like out to the hamlets?

The village has asphalt, but Cruz del Rayo, El Tigre and Cañacillas are reached on earth roads. Drive the route in the rainy season before buying out there, and ask the neighbours who keeps it graded.

  • Where are schools, clinics and shops?

The Escuela Telebásica El Limón teaches up to ninth grade. The health centre and municipal offices are in Santa María town, and hospitals, banks and supermarkets are in Chitré.

  • What is there to do locally?

Lazo tournaments at the Pista de Lazo Cruz del Rayo, the Semana del Campesino in El Olivo with its oxcart parade, and dances at the Jardín El Limonel.
