Monagrillo

Real Estate in Monagrillo, Panama.

Every July since 1990, dairy farmers from across Panama have trucked their cows and goats to Urbanización Don Bosco, in Monagrillo, for four days of milking contests, livestock judging and a prize for the best queso molido at the Feria Nacional del Ganado Lechero. That mix of town and farm sums the place up. On one side its barriadas have grown into the city of Chitré; on the other, flat open land runs out to the fishing port of Boca Parita and the mangroves of Playa El Retén. Monagrillo is one of the five corregimientos of the Chitré district, in Herrera province, Panama. Most homes here are single-storey block houses on generous lots, new residenciales are going up around Los Cuatro Caminos, and there is land for sale in Monagrillo along the new road to El Retén, along with houses to rent by the month.

About Monagrillo:

Monagrillo covers 27.9 km² of low, level ground where the Chitré district meets Parita Bay. It borders La Arena, Llano Bonito and San Juan Bautista, and its streets run into the city without a break; Mall Paseo Central stands right where Monagrillo, La Arena and central Chitré meet. The outer ring road and Avenida Hugo Spadafora pass through the corregimiento, the Vía Los Cuatro Caminos leads to its newest residenciales, and Avenida El Puerto heads out to Boca Parita. From Panama City you drive the Pan-American Highway to Divisa and then the Carretera Nacional into Chitré, about four hours in all.

The village is older than the district it belongs to. It was already there when the Chitré district was created on 19 October 1848, and the school now called Escuela Sergio Pérez Delgado was the first in Chitré. Much earlier, people living on two shell ridges near Boca Parita, at the edge of today’s salt flats, made the oldest pottery yet found in Central America, around 2500 BC. Monagrillo is also known across Panama as the cradle of national humour: many of the country’s best-known comedians were born here, neighbours still gather on street corners to trade stories, and the saying goes that nobody in town escapes a nickname. The plaza faces the old church of San Miguel Arcángel, whose feast on 29 September is the big date of the year.

Cattle, farming and trade built Monagrillo, and they still shape it alongside the jobs and services of a provincial capital. The dairy fair has free entry and fills its four days with hand and machine milking contests, a cabalgata, folk dancing and a farmers’ market. Boca Parita, at the mouth of the Río Parita, is a working fishing port where fish and shellfish are sold cheaply at the dock. Toward the coast, salt works sit behind the mangroves of Playa El Retén, the beach hosts a kite and pandero contest every January, and a shrimp farm on the El Retén road now doubles as Lago Dorado, an agrotourism and sports complex with a pool.

The 2023 census counted 10,938 residents, most of them in barriadas and urbanizaciones such as Los Perales, Villa Lineth and Don Bosco that fill the land between the old village and the city. Schools are close at hand, from the Escuela Sergio Pérez Delgado to the Colegio Padre Segundo Familiar Cano, the secondary school founded in 1970 and named after the Spanish priest who fought for the town’s young people. Buyers are mostly Herrera families and people who work in Chitré and want a house with a yard a few minutes from the centre, while developers look at the open land toward the bay. The low ground has two weak points worth knowing about. Creeks near Villa Lineth have overflowed in heavy rain and had to be dredged, and the earthquake of 9 October 2026, centred in the Azuero peninsula, brought down ceilings and cracked walls in dozens of houses across Chitré.

Houses in Monagrillo:

Most houses here are single-storey concrete block, fenced, with a covered carport and a yard at the back. Lots are generous, often 360 m² on the older streets, which leaves room to add bedrooms, a gazebo or a garden later. The range is wide. A three-bedroom, one-bathroom house of about 100 m² sells for roughly a third of the price of a finished home of nearly 290 m² in Los Perales with three bathrooms, a closed terrace, hot water and furniture included. Most houses come with a reserve tank and a pressure pump, so ask the seller how the supply holds up at the end of the dry season. Since the October 2026 earthquake, have an engineer look at the columns, beams and roof before you sign, not just the paintwork.

New developments in Monagrillo:

New building is concentrated around Los Cuatro Caminos. Isabella’s Residencial, on the Vía Los Cuatro Caminos a kilometre from the fairground, is building three-bedroom, two-bathroom houses of 102 m² on lots from 240 m², with two parking spaces and room at the back to extend. Close by, Residencial Tagua Village is laid out in stages: The Reserve sells lots from 600 m² to buyers who want to build their own house, and The Gardens offers single-family homes on lots of 450 to 1,000 m², with green areas and a small commercial plaza in the plan. On the road to Playa El Retén, smaller ready-to-move-in houses on lots from 450 m² are priced for buyers who qualify for the government housing bonus. Before you pay a deposit, find out which stage your lot is in and whether that stage has approved plans and a construction permit.

Land and Lots in Monagrillo:

Few places this close to central Chitré still have open land. Along the newly paved road to Playa El Retén there are flat parcels of close to a hectare with more than 100 metres of road frontage, power and water, offered for housing, tourism or commerce. Further in, a tract of almost ten hectares, mostly flat and served by water, street lighting and sewer, is pitched at a developer, and inside one approved subdivision lots of about 700 m² come with an asphalt street and concrete sidewalks already built. For a shop, workshop or office, the commercial lots in Monagrillo on the outer ring road and Avenida Hugo Spadafora are the ones to watch. Out toward the bay, protected mangrove and tidal flat often take up part of a parcel, so the area you can build on may be smaller than the area on the plan.

Rentals in Monagrillo:

Rentals are whole houses let by the month: three-bedroom homes in the barriadas and newer houses in Tagua Village, many of them furnished. Tenants are mostly people who work in Chitré and families who have not bought yet. Now and then an old furnished quincha house, with earth walls and a tiled roof, comes up for rent, a reminder of how the village was built before concrete block arrived. After the earthquake, ask the landlord whether the house has been checked, and agree in writing who pays water, power and rubbish collection.

FAQ:

  • Is Monagrillo the same place as San Miguel de Monagrillo?

Yes. San Miguel de Monagrillo is the longer name, after the patron saint, and it turns up on some maps and listings; in conversation everyone says Monagrillo. It is one of the five corregimientos of the Chitré district, together with Chitré cabecera, La Arena, Llano Bonito and San Juan Bautista.

  • I’m looking at land toward El Retén or Boca Parita. What could go wrong?

Land near the bay sits beside salt works, shrimp ponds and mangrove, so first find out what the ground actually is. Ask a surveyor to mark on the plan where the mangrove and tidal flat begin, because that part is protected and cannot be cleared. Then have a lawyer pull the finca at the Registro Público to confirm the owner, any liens or easements, and that the frontage really is on a public road.

  • Which parts of Monagrillo flood?

The low streets beside the creeks are the ones to watch, Barriada Villa Lineth in particular, where the Ministry of Public Works has dredged the channels after overflows. Ask the seller straight out whether water has ever come into the house, and go and look at the street during a heavy afternoon downpour in the rainy season.

  • Was Monagrillo hit by the October 2026 earthquake?

Yes, like the rest of Chitré. The earthquake of 9 October 2026 damaged dozens of houses in the district, and civil protection declared at least one home in Monagrillo unsafe to live in. For any house you are considering, ask whether it has been inspected, look for cracks in the columns and beams rather than only in the render, and bring in a structural engineer if you have doubts.

  • What should I check before buying off-plan at Los Cuatro Caminos?

Ask for the approved plans and construction permit for the stage you are buying into, and get the delivery date, the finishes and the parking spaces in writing. Find out whether the streets, water, power and sewer are already connected or still to come, and who holds your deposit until the keys are handed over.
