Cerro Silvestre
Real Estate in Cerro Silvestre, Panama.
Take the road south off the Panamericana in Cerro Silvestre and it runs out at La Playita de Bique, a fishing village on a mangrove shore with the ruins of an old hacienda close by. Back up on the highway, the same corregimiento of Arraiján district, in Panamá Oeste, is all barriadas: Nuevo Chorrillo, Lluvia de Oro, Los Rosales, with two Line 3 metro stations going up over the road. Most of what changes hands is single-family houses in those residenciales, from two-bedroom starter homes to family houses on lots of 300 m² and more. Long-term house rentals and land fill out the rest, from small corners near the stations to tracts of several hectares. Before you compare Cerro Silvestre real estate, check whether a listing sits on the highway side or down the Bique road, because they are two different markets.
About Cerro Silvestre:
Cerro Silvestre sits in the middle of Arraiján district, strung along the Panamericana between Vista Alegre to the west and Burunga and Arraiján town to the east, and it stretches south to the Pacific shore at Bique. It became a corregimiento of its own under Law 42 of 30 April 2003 and covers about 19 km². Buses to Albrook run the Panamericana, which is where the shops and stops are, and the Arraiján–La Chorrera autopista is a few minutes away. Westland Mall and the Paseo Arraiján plaza, home to the district office of the Tribunal Electoral, are both a short drive. The road down to Bique also serves as a morning shortcut for drivers heading to the city, and when crews had to cut it open at a blocked culvert in October 2016, five barriadas around La Playita were left without a way out.
The population went from 23,592 in 2010 to 31,567 at the 2023 census, and Line 3 is the reason many buyers now look here. The elevated monorail follows the Panamericana from Ciudad del Futuro to Albrook, and two of its stations are inside the corregimiento. Cerro Silvestre station stands where the Panamericana meets the San Vicente de Bique road, which is why listings often call it the Bique station, and Nuevo Chorrillo station is at the main street into Nuevo Chorrillo. Early studies even sketched a shorter service from Albrook that would turn back at Nuevo Chorrillo. Passenger service is expected around 2028, so treat any opening date a seller gives you as a forecast.
Daily life runs on schools, buses and the barriada. There are public schools in Nuevo Chorrillo, Monte Claro, Bique and La Playita, plus the Cerro Silvestre school itself. The Hogar San José de Malambo, a children’s home run by religious sisters for more than a century, also stands in the corregimiento. Water supply is the thing neighbours talk about: in July 2026 the national water utility sent repair crews into Cerro Silvestre, Arraiján town, Vista Alegre, Burunga and Juan Demóstenes Arosemena to fix more than 150 priority leaks. Ask how many hours a day the tap runs on the street you are looking at, and whether the house has a tank.
The ground is hilly, about 77 metres above sea level on average, and creeks such as the Quebrada Bique drain it south to the bay. At La Playita, families still fish from the beach, the shore is lined with mangrove, and archaeologists have found pottery from settlements dating to around 500 AD; the hacienda ruins nearby have never been declared a national monument. Water is the risk to understand before buying. In September 2020 the Quebrada Bique undermined a bridge at Las Minas and flooded 14 homes, and drivers were sent over a low ford that goes under in the rainy season; barriada San Agustín was hit in the 2016 storm as well. Buyers are mostly families from Panama City after a house with a yard, first-time owners with a mortgage, and investors betting on the two stations.
Houses in Cerro Silvestre:
The standard home is a single-storey house with three bedrooms and two bathrooms in a residencial such as Los Rosales or Lluvia de Oro. Toward the top of the range, houses in La Isabela sit on lots of about 350 m² with 167 m² built, and in Colinas del Oeste you find 134 m² homes on 242 m² lots; the odd larger house comes with five bedrooms and a pool. At the entry end are two-bedroom, one-bathroom homes in barriadas such as La Estancia, where a small monthly fee covers the shared areas. Houses for sale in Cerro Silvestre cost a fraction of what a similar home does across the Canal, which is why most buyers arrive with their first mortgage.
Rentals in Cerro Silvestre:
Rentals are almost all whole houses, most with three bedrooms and two bathrooms, many let furnished with air conditioning in every room. A few stand within a short walk of the Bique station, and residenciales such as Cantabria offer three-bedroom homes of around 160 m² with a terrace. At the cheaper end are smaller houses with separate electricity and water meters but no parking. Tenants are mostly families who ride the bus to the city, so a house near a Panamericana stop lets faster today, and the same will be true of homes near the stations once Line 3 runs.
Land and Lots in Cerro Silvestre:
Land comes up at three sizes. In Nuevo Chorrillo there are narrow lots of around 230 m² sold for small shops, and a 1,600 m² corner near the Nuevo Chorrillo station is pitched for a strip of commercial units. Larger still are tracts of four to five hectares: one of just over 5 ha has two public accesses and services at the boundary, and another of 4.4 ha, still under natural vegetation, has 74 metres of frontage. Before you buy land in Cerro Silvestre, find the nearest creek and walk the parcel after a heavy afternoon rain.
FAQ:
-
Where are the metro stations in Cerro Silvestre?
There are two on Line 3, both on the Panamericana: Cerro Silvestre station at the San Vicente de Bique road, which many people call Bique, and Nuevo Chorrillo station at the main entrance to Nuevo Chorrillo. The line was still under construction in 2026, with service expected around 2028.
-
Does Cerro Silvestre flood?
Some streets do, mostly along the Quebrada Bique and its tributaries. Las Minas lost a bridge and had 14 homes flooded in 2020, and the culvert on the Bique road blocked in 2016. Ask neighbours how the street behaved in the last rainy season and see the house after a downpour between September and November.
-
Is La Playita de Bique part of Cerro Silvestre, and can I build by the water?
Yes, La Playita de Bique is one of the corregimiento’s communities, a fishing village set among mangroves. Mangrove and beachfront land is protected, so any parcel touching the shore needs to be checked with the Ministry of Environment before you treat it as buildable.
-
What should I check before buying a house here?
Start with the label: listings regularly tag homes in Lluvia de Oro as Nuevo Arraiján or put houses from Vista Alegre under Cerro Silvestre, so confirm the corregimiento on the deed. Then check in the Public Registry that the house is a registered finca in the seller’s name, that any developer or bank mortgage will be cancelled at closing, and that the barriada is on the public water main.
-
Can a foreigner buy property in Cerro Silvestre?
Yes. Cerro Silvestre is far from any national border, so foreign buyers have the same ownership rights as Panamanians and the property is registered in their own name.
