Cristóbal Este

Real Estate in Cristóbal Este, Panama.

Container ships tie up at Coco Solo, on the grounds of a former US Navy base, and the barriadas where many port and Free Zone workers live start a few streets inland. This corregimiento of the district of Colón, in Colón province, only came into existence in May 2017, yet close to 65,000 people already live on its 31.6 square kilometres. Most of what changes hands here is family houses on their own lots in Villa Luzmila, Villa del Caribe, Villa del Carmen and the neighbouring barriadas. The other large block of housing is Altos de Los Lagos, a state apartment complex of five-storey buildings. Houses here ask less than in the old Canal Zone streets of Margarita and Espinar, which keeps the area on the list for families who want to live close to the ports.

About Cristóbal Este:

Cristóbal Este fills the ground between the city of Colón and Cativá, running from the Caribbean shore at Coco Solo south across the Transístmica. Its boundary with Cativá starts on the shore of Gatún Lake opposite Isla Advent and follows the quebrada La Verbena down to the Boyd-Roosevelt road. That road, the Transístmica, is the main street, and the expressway from Panama City feeds into it near the Cuatro Altos roundabout. Around the roundabout are the shopping plazas, supermarkets and the cinema that most residents use, and the Panama Canal Railway crosses the road nearby. The head town is Los Lagos, which many people still call La Feria.

The corregimiento was created by Law 20 of 30 September 2014, carved out of Cristóbal, and was due to start in 2019; Law 65 of 2015 brought the date forward to 2 May 2017. The split gave Cristóbal Este the densely built barriadas, while the Canal Zone townsites stayed with Cristóbal. Coco Solo, the oldest name on the map here, was a US Navy submarine base and naval air station from 1918. After the bases reverted, Evergreen’s Colon Container Terminal was built at Coco Solo Norte and opened in 1997, and Manzanillo International Terminal grew out of a vehicle depot at Coco Solo Sur. Between the docks, the Free Zone next door and the shops along the Transístmica, most people here work within a short ride of home.

The law lists the communities: Nazareno, Villa Luzmila, Verbena, La Feria, Villa del Carmen, Villa Belén, La Amistad, Villa Venecia, Medalla Milagrosa, Los Ángeles, La Represa, Villa Caribe, Loma Dorada, Coco Solo, El Valle de Santa Cruz, Nueva Primavera and Barriada del Carmen. Much of this is low hills cut by streams, and heavy rain finds the weak spots. In September 2026 a landslide and a collapsed wall damaged houses in Villa del Caribe, water got into homes in Nazareno A, and the Transístmica flooded at the Villa del Caribe stretch. On a slope or near a quebrada, drainage and retaining walls matter as much as the house.

The 2023 count put the population at 64,846, more than 2,000 people for every square kilometre. Part of that growth came from Altos de Los Lagos, where families from the old city of Colón were moved under the state’s urban renewal programme. The people who buy here are mostly local families, often with someone working at the ports, the Free Zone or in Colón’s commerce. Asking prices for houses sit below what Margarita, Espinar and Brazos Heights fetch in neighbouring Cristóbal.

Houses in Cristóbal Este:

Family homes in the barriadas make up most of the private market. The houses for sale in Cristóbal Este are usually two or three bedrooms on their own lot, many with a covered garage and some with room left over to extend. Villa Luzmila, Villa del Caribe, Villa del Carmen and Loma Dorada are the names that come up most. On a hillside lot, walk the back of the plot after rain and look at the retaining wall, the drainage channel and the neighbour’s slope above you. A house on flat ground near the Transístmica is easier to reach but closer to traffic and to the stretches that flood.

Apartments in Cristóbal Este:

Altos de Los Lagos is the corregimiento’s apartment district: a state project of the housing ministry, built as part of the Colón urban renewal programme, with a plan for 5,000 flats in five-storey blocks. The first phase handed over 1,020 units in 34 buildings, and the second phase adds 2,040 more. Ground-floor flats were fitted out for older residents and people with disabilities. Because most units were allocated to relocated families rather than sold on the open market, any apartment for sale in Cristóbal Este in this complex depends on what its title allows, so read the finca record before you talk price.

FAQ:

  • Is my address in Cristóbal or in Cristóbal Este?

Los Lagos, Coco Solo, Villa Luzmila, Villa del Caribe and the other barriadas named in Law 20 of 2014 belong to Cristóbal Este. Margarita, Arco Iris, Espinar and Gatún stay in Cristóbal. Anything dated before May 2017 says Cristóbal for all of them, so look at the corregimiento on the finca itself.

  • What should I check before buying a house on a slope in Villa del Caribe or Nazareno?

Start with water: these sectors had landslides, a wall collapse and flooded homes in the September 2026 storms. Have someone look at the retaining walls and the drainage, then pull the finca at the Registro Público to confirm the owner, the lot size and any liens.

  • Can I buy a flat in Altos de Los Lagos?

Only if the seller’s title permits it. These units came out of a state housing programme, and that kind of title can carry conditions on resale or letting. Ask for the finca number and check the marginal notes before you pay anything.

  • Can a foreigner buy property in Cristóbal Este?

Yes. Foreigners have the same rights as Panamanians to own titled property here, and the deed is recorded in the Registro Público. A local lawyer normally runs the title search and prepares the deed.

  • How close is Cristóbal Este to the ports and the Free Zone?

The two container terminals at Coco Solo are inside the corregimiento, and the Free Zone and the city of Colón are just to the west. For most residents the commute is a short drive or bus ride, with the Cuatro Altos roundabout as the usual bottleneck.
