David Este

Real Estate in David Este, Panama.

More people live in David Este than in the corregimiento that still carries the city’s name: 27,145 at the 2023 census, against 16,051 left in David cabecera. The law that split the old centre in 2018 handed it the whole east side of the city of David, from the blocks around the cathedral tower in Barrio Bolívar out to the barriadas on the río David. It is one of twelve corregimientos in David district, in Chiriquí province in western Panama. What you find here is mostly single-family houses: older homes on deep central lots, one-storey houses in the urbanizaciones further out, and a steady turnover of apartments and houses for rent. Building lots still come up on the outer streets toward Valle de la Luna.

About David Este:

David Este was created by Ley 9 of 14 February 2018, which split the old David cabecera in three and set up David Este and David Sur alongside what remained of the centre. Its seat is Barrio Bolívar, a few blocks east of Parque de Cervantes, so the corregimiento begins inside the downtown grid rather than on its edge. From there it covers 28.9 km², reaching Pedregal to the south and Las Lomas and Chiriquí corregimiento to the east, with David Sur and Pedregal on its western side. Along the stretch facing Las Lomas, the line is the río David itself.

Most of what is here is housing. The old blocks of Barrio Bolívar keep offices, shops and a neighbourhood supermarket among the houses, and the banks, markets and government offices of central David are a short walk or drive away. Further out, the grid gives way to barriadas and urbanizaciones with names of their own: Pueblo Nuevo, Nuevo Vedado, Los Pinos, Elisa Chiari, La Juventud, La Prosperidad, Las Moras, Valle de la Luna, Urbanización Aeropuerto, La Revolución and dozens more. The municipal cemetery is inside the corregimiento too, while the UNACHI campus and the fairgrounds sit just over the line in David Sur.

The ground is the flat coastal savanna David is built on, so lots are regular and building is straightforward. Flat ground drains slowly, though. In heavy wet-season downpours, streets in La Juventud, El Alba, La Prosperidad and along Calle Octava have gone under when the drainage could not keep up, and clearing the drainage canals is a regular job for the junta comunal. The one landmark of national rank is the freestanding bell tower of the Catedral de San José in Barrio Bolívar, declared a historic monument in 1996.

This is a place people live in rather than visit. Property runs from large older plots near the cathedral, some carrying two homes on one lot, to compact one-storey houses on 350 to 600 m² in the newer barriadas. Rentals are everywhere, from small two-bedroom houses in Urbanización Aeropuerto to apartments in Barrio Bolívar, which makes the corregimiento a practical base for anyone who works downtown and would rather not commute in from the suburbs. Prices drop as you move away from the centre, and a square metre in Barrio Bolívar costs clearly more than one in the outer urbanizaciones.

Houses in David Este:

The standard house is a detached, single-storey block home, fenced on its own lot. Close to the cathedral you find older family houses on big plots, some with a second dwelling, terraces or service rooms added over the years, which suits an extended family or someone who wants to live and work in the same place. In Nuevo Vedado, Valle de la Luna and Urbanización Aeropuerto the usual layout is two or three bedrooms with parking and a yard, on 350 to 600 m². Asking prices for houses for sale in David Este start modest in the outer barriadas and climb several times over for the large central lots.

Rentals in David Este:

Long-term renting is a big part of this market. Barrio Bolívar has apartments let by the month in small buildings and gated compounds, and older houses near the centre that are let whole. Two-bedroom houses in Urbanización Aeropuerto and Nuevo Vedado come up as well, sometimes offered for sale and for rent at the same time. Rents are modest by Panamanian standards, and an apartment for rent in David Este near Barrio Bolívar puts downtown within walking distance.

Land and Lots in David Este:

Empty land is scarce near the centre, where plots nearly always change hands with a house already on them. The exception is the odd corner lot in Barrio Bolívar, priced as commercial land because of where it sits. Toward Valle de la Luna, flat residential lots with street frontage still come up, ready to build on. Before you pay a deposit, ask the municipality of David what the district land-use plan allows on that particular street.

FAQ:

  • Is Barrio Bolívar in David Este or in central David?

Since 2018 Barrio Bolívar has been the seat of David Este, while Parque de Cervantes and the blocks around it stayed in David cabecera. The line runs through the central street grid, so two houses a few blocks apart can sit in different corregimientos. Plenty of listings and older papers still say “David” or “David cabecera” for addresses that now belong to David Este.

  • What should I check on the title before buying a house here?

Start with the corregimiento written on the deed. A property registered before the 2018 split can still read David cabecera, so confirm the finca number and its location at the Registro Público before you compare prices or sign anything. On the bigger central plots, make sure every building is declared and that the built and registered areas match, because many of these houses have grown over the decades. Ask for the property-tax clearance before any money changes hands.

  • Do the streets flood in the rainy season?

Some do. Hard afternoon storms have left parts of La Juventud, El Alba, La Prosperidad and Calle Octava under water when the drains overflowed. Go and look at the street after a heavy rain, check whether the floor of the house sits above the road, and talk to the neighbours. Here a raised house with a clear outlet for water is worth more than an extra bedroom.

  • Can a foreigner buy property in David Este?

Yes. Foreigners can own titled property in Panama on the same terms as Panamanians, and David Este is far from the border strip where foreign ownership of land is restricted. The sale is recorded at the Registro Público like any other. A Panamanian lawyer should review the finca and handle the transfer.

  • Where can I rent closest to downtown?

Barrio Bolívar is the nearest option, with apartments and older houses let by the month a few blocks from Parque de Cervantes. Urbanización Aeropuerto and Nuevo Vedado have two-bedroom houses at lower rents, a few minutes from the centre by car or bus.
