El Cedro

Real Estate in El Cedro, Panama.

For a quarter of a century El Cedro waited for a bridge over the Río La Villa, and in July 2025 it finally got one: a 200-foot modular crossing that puts this corner of Los Pozos, in Panama’s Herrera province, on the same road as La Mesa de Macaracas in Los Santos. Before that, the river decided who crossed and when. El Cedro is cattle and farming country, a scatter of hamlets with a little over four hundred people across 34 square kilometres. What comes up for sale here is working land: cattle fincas and cropland, many of them held by the same families for generations. Look at how you reach each parcel before you look at the price.

About El Cedro:

El Cedro is one of the nine corregimientos of Los Pozos district, on the southern side of Herrera where the Río La Villa marks the boundary with Los Santos. Its seat is a small village of the same name. Around it lie hamlets such as Alto del Río, Los Bajos del Río, El Rodeo, El Peñón, El Pedernal, El Cacao and El Marañón, spread over rolling ground that drops to river flats and rises into low hills. Locals say El Cedro de Los Pozos, and for good reason: there is a separate corregimiento called El Cedro in Macaracas district, on the Los Santos side of the river.

On the Herrera side, roads lead back to Los Pozos town and from there to Pesé and Chitré, the main city of the Azuero peninsula. The other direction was always the difficulty. For decades the river kept El Cedro apart from La Mesa de Macaracas, and the rainy season was when that separation bit hardest. The modular bridge the Ministry of Public Works completed in July 2025 has two vehicle lanes and a footpath on each side, and it is built for heavy loads as well as light ones. If you are moving cattle, grain or building materials, that changes which market towns you can reach in the wet months.

Cattle are the backbone here, for milk and for beef, with maize, rice, ñame, zapallo and yuca grown for the household and for sale. The bridge was planned around those producers, to get harvests to markets and collection centres in both provinces, and the national agricultural marketing institute has held a farmers’ fair in the village. The population has been easing down for three decades, from 543 people in 1990 to 423 in 2023. Nearly one resident in four is over 65, which tends to bring inherited land onto the market. The community also has an Infoplaza for internet access, copies and help with paperwork.

The magnitude 7.7 earthquake of 9 October 2026 was centred in the south of Los Pozos district. The municipality has spoken of hundreds of collapsed houses across five of its nine corregimientos, and the church and health centre in Los Pozos town were damaged. It struck in the middle of the rainy season, when hillside tracks are already soft. If you buy here, have the house, corrals, water tank and well looked at by someone who understands structures, and ask the seller to put in writing what was repaired and when.

Fincas in El Cedro:

Most of what changes hands in El Cedro is the working finca: undulating pasture for cattle, measured in hectares, sometimes with a farmhouse or corrals on it. Some of the fincas for sale in El Cedro sit well back from any track, and a parcel whose only way in is a walking easement half an hour long is not unusual. That can justify a lower price, but only if you are prepared to live with that access. Land along the Río La Villa carries a protected strip on each bank under the forestry law, at least ten metres wide, where clearing and building are restricted.

Possession rights rather than registered title are common on rural land in Los Pozos, and an inherited finca may have several heirs who all need to sign. A farm with a short, signed history and a registered boundary is worth more here than a bigger one with a vague story. Walk the boundaries with a neighbour who knows them before you commit, and do it after a few days of rain if you can.

FAQ:

  • Is this the same El Cedro as the one in Macaracas?

No. El Cedro de Los Pozos is in Herrera province. El Cedro in Macaracas district is a different corregimiento in Los Santos, across the Río La Villa. Check the district and province on every document, because the shared name makes mix-ups easy.

  • How do I reach El Cedro from Los Santos?

Since July 2025 a modular bridge over the Río La Villa links El Cedro directly with La Mesa de Macaracas. It has two lanes and footpaths on both sides and takes heavy trucks, so the crossing no longer depends on the river level. From the Herrera side, the route runs through Los Pozos town towards Pesé and Chitré.

  • What should I check before buying an inherited finca here?

Start with who actually owns it. Many parcels are held as possession rights, and a family farm may belong to several heirs, every one of whom has to agree to the sale. Have a lawyer confirm at the property registry whether title exists and in whose name, whether the boundaries on paper match the fences, and whether any access easement is registered rather than just customary.

  • Does the October 2026 earthquake matter if I buy here?

Yes. The epicentre was in the south of Los Pozos district and housing across the district was hit hard. Treat every building on a property as needing a structural inspection, ask what has been repaired, and check tracks and slopes on the land itself, especially during the rains.

  • Can a foreigner buy land in El Cedro?

Yes. Foreigners can own titled land in Herrera on the same terms as Panamanians, and there is no border-zone restriction here. Land held only as possession rights is another matter: it has to go through titling before a clean sale, and that takes time.
