Finca 60

Real Estate in Finca 60, Panama.

Locals call it Las 60, in the plural, because the corregimiento is a cluster of numbered banana farms rather than one town: Finca 61, 62, 63 and 64 all answer to the same Junta Comunal. It sits just east of Changuinola town in Bocas del Toro, Panama, on flat plantation ground that runs out to the Changuinola River. Homes are grouped in the farm communities along the Vía Finca Las 60, close to the Finca 62 packing plant and the schools. Out on Avenida Omar Torrijos Herrera the ground turns commercial, with flat, serviced frontage aimed at shops and banks. A house in a banana community and a lot on that avenue are two different purchases, so decide which one you are after before you compare prices.

About Finca 60:

Finca 60 was carved out of the Changuinola corregimiento in June 2015, by the same law that created Finca 6, Finca 30 and Barriada 4 de Abril. It covers about 30 square kilometres east of the town centre, and its neighbour Finca 66 became a corregimiento of its own under a second law in 2020. Two roads do most of the work. Avenida Omar Torrijos Herrera passes Finca 63 on the way into Changuinola, while the Vía Finca Las 60 leads past the Finca 62 packing plant and school to the other farm communities. Buses run out from Changuinola on a short trip, and the public works ministry was patching the streets here and in Finca 66 in October 2025.

This is banana country in the plainest sense. The numbers are plantation blocks, the packing plant at Finca 62 is the local landmark, and banana work provides between half and three fifths of the jobs in the province. That dependence showed in 2025: after a strike over pension reform, Chiquita shut its Changuinola operation at the end of May and let some 6,000 workers go across Bocas del Toro. At the end of August the government and the company signed an agreement to restart, with the farms run under sharecropping arrangements and hiring brought back in stages into early 2026.

The ground is low and flat, built up from the silt the Changuinola River carries down to the coast. The river can rise with little warning: four students swimming at Finca 60 were swept off by a sudden surge and had to be pulled out by firefighters and police. Banana blocks here are sprayed from the air, and crop-spraying aircraft fly from a small airstrip at Finca 67, close by. Anyone looking at a house beside a working block should expect the planes overhead and the drift that comes with them, and should see where storm water goes on the lot once the rains set in.

Finca 60 had 5,329 residents at the 2023 census. Children go to the bilingual basic education centre at Finca 62 or to the Finca 64 school, where Chiquita added a preschool classroom. For hospital care, banks and the bigger shops, people head into Changuinola, where the Raúl Dávila Mena hospital serves the district. Demand splits the same way the land does: houses for families who work on the farms or in town, and avenue frontage for businesses.

Houses in Finca 60:

Homes in Las 60 stand in the farm communities, grouped along the Vía Finca Las 60 and around Fincas 61 to 64, so you choose a community first and a house second. Living near the packing plant and the schools makes the day easier for a plantation family, but it also puts you next to the sprayed blocks. If you are comparing houses in Changuinola, ask whether the house stands on its own registered lot or on ground that is still part of a farm, and get that answer from the property registry rather than from the seller. Ask about water too: residents of neighbouring Finca 6 have gone weeks without supply, and a storage tank earns its place.

Land and Lots in Finca 60:

Flat frontage on Avenida Omar Torrijos Herrera, at the Finca 63 end, is the most commercial ground in the corregimiento. The lots offered there come with a paved street and power and water connections, and they are pitched at banks, supermarkets and food businesses. That is a different product from a house lot inside the communities, and it is valued as commercial land in Changuinola, not as a plot for a family home. Lots inside the communities sit on the same low ground as the plantations, so walk them after heavy rain, and on any parcel near the river ask how far the water came during the last high flow.

FAQ:

  • Is Finca 60 the same place as Las 60?

Yes. Las 60 is the everyday name for the corregimiento, and it covers the farm communities of Finca 61, 62, 63 and 64. Road names use it too, as in the Vía Finca Las 60 that runs to the Finca 62 packing plant. On the deed, though, what matters is that the corregimiento is named, not just the farm number.

  • The seller’s papers say Changuinola, not Finca 60. Is that a problem?

Not on its own. Until 2015 all of this land belonged to the Changuinola corregimiento, and in 2020 Finca 66 next door was split off as well, so older plans and receipts can name a corregimiento the parcel no longer sits in. Look the property up in the property registry, confirm it has registered title, and make sure the survey matches the lot on the ground, above all where it meets a banana block or a drainage canal.

  • Does the Changuinola River flood near Finca 60?

It rises fast in heavy rain. Four students swimming at Finca 60 were caught by a sudden surge and needed rescuing. On low ground near the bank, ask the neighbours how high the water came last time and look for silt lines on walls and fences before you sign.

  • How did the 2025 banana shutdown affect the area?

Chiquita closed its Changuinola operation at the end of May 2025 after the strike and dismissed some 6,000 workers in the province. The agreement signed with the government at the end of August brought the company back under a sharecropping model, with hiring resumed in phases. In a farm corregimiento, rents and house sales follow plantation wages, so if your purchase relies on rental income, ask how the house fared during those months.

  • How far is Finca 60 from Changuinola town?

Not far. It lies just east of the town centre, and buses run out to the farm communities on a short ride. Schools are inside the corregimiento, at Finca 62 and Finca 64, while hospital care, banks and the larger shops are in Changuinola.
