Lajas Adentro

Real Estate in Lajas Adentro, Panama.

The criollo cattle the Spanish brought to the isthmus are still bred and shown in Lajas Adentro, and that tells you most of what this corregimiento is: pasture, working fincas and small communities linked by rural roads. It belongs to the San Félix district in eastern Chiriquí, Panama, and holds the inland ground west of Las Lajas town before running down to its own stretch of Pacific coast at Playa Juan Vaca. Fewer than 900 people live across its 19.6 square kilometres. What comes up for sale is mostly land: gently sloping lots of a few thousand square metres, parcels of a hectare or more, and modest houses on generous plots, plus a few beach properties near the mouth of the río San Félix. It suits buyers who want room and quiet a short drive from the beach at Las Lajas.

About Lajas Adentro:

Lajas Adentro was created in 1997, when the old Las Lajas corregimiento was split three ways into Las Lajas, Lajas Adentro and Santa Cruz. The name means the inner side of Las Lajas, and most of its ground lies inland and west of the town, with the San Félix corregimiento to the north and the San Lorenzo district beyond its western edge. To the south it reaches the Pacific. Higo Mocho, the community closest to Las Lajas, is little more than a kilometre from the town centre, so the shops and markets there are part of everyday life here. The central lots sit about ten minutes from the Interamericana, and David is around 75 kilometres west along the highway.

This is a string of small communities rather than a single town. Higo Mocho, also known as Nueva Florida, and Altos de Nueva Florida sit on the Las Lajas side; Lajas Adentro itself forms the centre; Bajo Jacoy and Juan Vaca, which people also call Las Delicias, lie further southwest towards the coast. None of them has more than a few hundred residents. The primary school, the feast of Nuestra Señora de Santa Ana on 26 July and the corregimiento’s own anniversary on 30 March set the local calendar.

Cattle and farming carry the economy. The Feria del Ganado Criollo is held at Finca Lo Tuyo in Lajas Adentro, showing a hardy breed descended from the colonial herds, with the agriculture ministry and its researchers taking part. The other local landmark is the Jardín Botánico Lajas Adentro, opened in 2021 by a German master gardener and his wife on land donated by the community’s representative, with a large lily pond, butterflies, a plant nursery and paths laid out for visitors with reduced mobility. The terrain is low and rolling, Bajo Jacoy stands at around 50 metres, and many inland lots have a gentle slope.

The coast is Playa Juan Vaca, a beach with very little built on it, divided from Playa Las Lajas by the Boca de la Peña estuary, which you can wade across at low tide. Water supply is the practical point every buyer should understand. The corregimiento is served from the San Félix treatment plant, and when that plant stops, tanker trucks keep the community supplied until service returns. That is why houses here keep a reserve tank, and why a working well adds real value to a property.

Houses in Lajas Adentro:

Houses are mostly single-storey family homes, often two bedrooms and one bathroom, set on plots of 800 square metres or more. They sell for a fraction of what beach homes on Playa Las Lajas fetch, which is the main reason buyers look inland. Expect a simple build that you may want to extend, with plenty of yard to do it in. Before you agree a price, look at the water storage, the electricity connection and the condition of the road to the gate.

Land and Lots in Lajas Adentro:

Land is most of what changes hands here. Lots run from around 4,000 square metres to more than a hectare, usually with a gentle slope and about ten minutes from the Interamericana, and larger pasture fincas come up from time to time. For anyone after land for sale near Las Lajas, this is where plot sizes get generous. A slope helps drainage and can open a view, but it adds cost to foundations and driveways. Ask whether the power line and the water main actually reach the boundary, and drive the access road after heavy rain before you commit.

Beach and River Property in Lajas Adentro:

A small number of homes and beachfront parcels sit on the coast, including houses beside the mouth of the río San Félix with views of the Pacific. The better-built ones have retaining walls, a well and a reserve tank, which tells you what the site asks of a house: protection at the water’s edge and independence from the mains. Erosion affects parts of this shoreline, so look at how the bank and the beach have moved before you buy. In Panama the beach itself is public, so a private title stops short of the sand.

FAQ:

  • Is Lajas Adentro the same place as Las Lajas?

No. It has been a separate corregimiento since 1997. Las Lajas is the district seat and the beach town to the east, while Lajas Adentro covers the rural ground inland and to the west, plus Playa Juan Vaca. Lajas de Tolé, further east in Chiriquí, is a different corregimiento again.

  • Can I reach a beach from Lajas Adentro?

Yes. Playa Juan Vaca is inside the corregimiento, and Playa Las Lajas is just across the Boca de la Peña estuary, which is shallow enough to cross on foot at low tide. From the inland communities the beach is a short drive.

  • What should I check about water before buying?

Find out whether the property is on the public network and how it copes when the San Félix plant goes down, as it has done more than once. A reserve tank is close to essential, and a well with good flow is worth paying for. On bare land, ask how far the nearest water main runs from your boundary.

  • How do I check the title on a finca here?

Start with the boundary: older deeds may still describe the land as part of Las Lajas, because Lajas Adentro only came into being in 1997, so confirm the finca number and the measured plan at the property registry. Make sure the seller holds registered title and not only possession rights, which is common on rural land. On the coast, check exactly where the title ends, since the beach is public.

  • Can a foreigner buy property in Lajas Adentro?

Yes. Lajas Adentro is far from Panama’s borders, and on titled land a foreign buyer can own in their own name or through a company, with the same rights as a Panamanian. The purchase is recorded at the property registry like any other.
