Bastimentos
Real Estate in Bastimentos, Panama.
Before you fall for a beach on Isla Bastimentos, find the national park boundary on the map. Panama’s first marine park takes in a large part of the island, from Playa Larga out to the Zapatilla Cays, and that leaves three places where people actually buy: the Afro-Caribbean village of Old Bank on the western tip, the Red Frog Beach resort and marina, and the calm shoreline of Bahía Honda and neighbouring Isla Solarte. Bastimentos is a corregimiento of Bocas del Toro district, ten minutes by water taxi from Bocas Town, and it has no cars and no roads to speak of. Expect wooden village houses and waterfront parcels held as possession rights, titled condos and villas inside Red Frog, off-grid homes on the quiet bays, and a few small guesthouses.

About Bastimentos:
Bastimentos is the archipelago’s second-largest island, just east of Isla Colón, and the corregimiento covers about 61 square kilometres with the island, Isla Solarte and the cays around them. The 2023 census counted 2,589 residents, up from 1,954 in 2010. Columbus is said to have named the island in 1502 for the provisions he took on here, and until 1970 Bastimentos was a district of its own before being folded into Bocas del Toro. Everything arrives by boat. Water taxis leave the docks in Bocas Town for Old Bank in about ten minutes and for Red Frog Marina in about fifteen, while the Ngäbe village of Salt Creek, at the far end of a narrow mangrove channel, is closer to half an hour away.
Old Bank, also called Bastimentos Town, is the only settlement of any size. Its families descend from Afro-Caribbean workers who came for the banana trade in the early twentieth century, and many still speak Guari-Guari, the English-based Creole of the island, at home. Houses are painted timber on raised floors, several stand on piles over the water, and they line a concrete footpath rather than a street. Fishing, small shops and the restaurants, bars and guesthouses that serve visitors keep the village going, and the island has its own government health centre. In 2023 the tourism authority reopened a rebuilt trail from Old Bank to Wizard Beach, the first stage of a path network meant to link the village with the Ngäbe communities of Bahía Honda and Salt Creek.
The island is hilly and covered in forest, with lava-rock outcrops and two very different coasts. The north shore faces the open Caribbean, where Wizard Beach, Red Frog Beach, Polo Beach and Playa Larga take the full swell; surfers love it, but you cannot rely on landing a boat there, so homes on that side are reached by trail. The south and west shores are lined with mangroves and stay calm almost all year, which is why docks, overwater houses and the marina sit there. A great deal of rain falls in every month. It is what fills the tanks on most properties, and it also turns hillside paths to mud, so check how a lot drains and how you will carry materials up from the water.
Buyers come in two kinds. Some want the resort life at Red Frog, with a marina, beach club, grocery store and on-site management a short ride from town. Others want a house in the village or a few acres on a sheltered bay, run on solar panels and rainwater, and accept that groceries, banks, the hospital and the airport are all across the channel on Isla Colón. Old Bank has no proper sewage system, so on the village side septic design matters more than the view. Many newcomers rent for a season first to see which side of the island suits them.
Houses in Bastimentos:
In Old Bank, houses are the traditional island kind: painted timber homes on stilts, some over the water and some up the slope behind the footpath, many on plots of a few hundred square metres. A two-bedroom village house on the Wizard Beach trail, five minutes’ walk from the public dock, is the sort of thing that comes up, usually on possession-rights land and at a fraction of the price of a resort villa. Around Bahía Honda and on Solarte the houses are more spread out, often off-grid with solar systems, battery banks, rain tanks and a private dock. When you view houses for sale on Isla Bastimentos, look at the condition of the piles and the timber, the size of the water storage, and how the septic system was built.
Condos and Villas in Bastimentos:
Apartments exist on Bastimentos in one place: Red Frog Beach Island Resort, a gated development of about 1,500 acres between the marina and the north-shore beaches. It sells condos, including cliff-top units a short walk from the sand, as well as villas and homesites, connected by its own internal roads and golf-cart traffic. Many owners put their unit into the resort’s rental management programme when they are away. Buying a Red Frog Beach condo means paying monthly fees to the community, so find out what they cover, which rules apply to rentals and building, and confirm that the unit’s own title is registered and in the seller’s name.
Land and Lots in Bastimentos:
Land is the largest part of the market. Waterfront parcels on Bahía Honda, some of several acres with over a hundred metres of sheltered shoreline, sell mostly as possession rights. Titled hilltop lots are also offered on Isla Solarte, small titled lots turn up on the hill above Old Bank, and farms of tens of acres come up in the forested interior. Land costs less here than on Isla Colón, but every bag of cement, sheet of roofing and water tank has to arrive by boat and be carried from the dock, which shows in the building budget. Before you buy waterfront land in Bastimentos, walk the boundaries, find out whether the back of the parcel touches the national park, and price the materials run.
Rentals in Bastimentos:
Long-term rentals are found in and around Old Bank, near Red Frog and on Solarte. People moving to Bocas often take a place for a month or a season before buying, and owners regularly give a discount on stays of a month or more. Expect a waterfront or resort unit to cost noticeably more than a room or small house in the village. Ask whether electricity is on the grid or solar, how much water the tank holds in a dry spell, and who runs the boat if the house has no walking access to Old Bank.
Guesthouses and Lodges in Bastimentos:
Small hospitality is a real market here. In Old Bank, a titled bed-and-breakfast with a separate guest house and sea views has been on the market; elsewhere there are jungle ecolodges set on several hectares and overwater bungalows on Solarte, a few minutes from Bocas Town. These businesses run on boat transfers, generators or solar, and stored rainwater, so their running costs are higher than they look. If you are buying a guesthouse on Isla Bastimentos, value the property apart from the business, and check the operating licences and the concession for any dock or deck over the water.
FAQ:
-
How do I know whether a parcel on Bastimentos is inside the national park?
Ask for a survey plan with coordinates and have it checked against the boundary of the Isla Bastimentos National Marine Park before you pay anything. Land inside the park cannot be titled or developed privately, and several parcels on Bahía Honda and the north side back straight onto it. A seller’s description such as “borders the park” is a reason to look harder, not a selling point.
-
Most land here is ROP. What changes if I buy possession rights instead of title?
With derechos posesorios you acquire the right to occupy and use the land, not a registered finca. You cannot get a mortgage against it, and boundaries in Old Bank and around the Ngäbe communities of Bahía Honda and Salt Creek were often agreed between families rather than surveyed. Talk to the neighbours, get a fresh survey, check whether the parcel could be titled through ANATI, and remember that the beach and the seabed in front are public.
-
What do I own at Red Frog, and what will I pay each month?
Condos, villas and homesites at Red Frog are sold with their own title, and owners pay community fees for security, roads, landscaping and shared services. Ask for the latest fee statement, the community rules on rentals, pets and construction, and the marina terms if you want a slip. Then search the property registry to confirm that the title matches the unit you are buying.
-
Is there electricity and running water on the island?
Old Bank and Red Frog have mains power, and Starlink brings internet to most of the rest of the island. Away from those two areas most homes are off-grid, with solar panels, batteries, a backup generator and rainwater tanks with filters. Any water main in the village can be unreliable, so treat storage capacity as part of the house. Ask the seller to show you the system working and how old the batteries are.
-
Can a foreigner buy property on Bastimentos?
Yes. Foreign buyers hold titled condos and homes at Red Frog and on Solarte, and buy possession-rights land on the same terms as Panamanians. Only titled property can be financed by a bank, so most land and village houses are cash purchases. Use a lawyer in Bocas to check the registry or the possession chain, draft the contract and register or record the transfer.
