San Lorenzo
Real Estate in San Lorenzo, Panama.
The whole district is named after San Lorenzo, yet the district seat is down the highway in Horconcitos, and the original town is the village on the Río Fonseca where the Interamericana crosses the river. It is now the most populous of the five corregimientos of San Lorenzo district in Chiriquí, with 2,683 residents at the 2023 census against 1,772 in 2000. Most of what you will find here is land: flat cattle fincas for sale in San Lorenzo with long highway frontage, smaller lots with services close to the road, and village houses, some still in obra gris. The people buying want room on the main road east of David, or a working farm within driving distance of the Boca Chica coast. Check the access and the paperwork on each parcel before you weigh the price.

About San Lorenzo:
San Lorenzo lies in eastern Chiriquí, on the Interamericana between San Juan and San Félix, with the village spread along the banks of the Río Fonseca. The highway is the spine of the corregimiento. The Centro Educativo Básico General San Lorenzo stands on it, and much of the farmland runs right up to the road. The San Félix to San Juan stretch is part of the rehabilitation and widening of the Interamericana, a project meant to bring more services and trade to San Lorenzo and San Juan. For the coast, the road to Boca Chica leaves the highway at Horconcitos and runs 28 km south to the edge of the Gulf of Chiriquí marine national park.
This is the older centre of the district. A Mercedarian friar, Fray Pedro Gaspar Rodríguez Valdera, gathered Guaymí families here for religious instruction, and the governor of Veraguas, Lorenzo del Salto, sent the holy oils and ordered the settlement to be named San Lorenzo. It headed the district for generations until a law handed the seat to Horconcitos, and the name stayed with all five corregimientos. People in the village tell a second story, about fishermen who found a heavy wooden statue on the beach, carried it to the church, where the priest recognised the martyr Lawrence, and could never move it on again. The patronal fiestas run from 10 to 12 August.
The district grows rice, papaya, oranges, avocado, cashew and coconut, and raises cattle, and the land along the Fonseca is the open, flat country that suits that mix. Large parcels here are flat or nearly so, usually under pasture, some planted with teak, and several run down to a river with water all year. Rivers also decide how you get around once you leave the asphalt. Some communities reach the main road over a vado on the Fonseca, and residents have pressed for a proper crossing because the ford is what fails when the river is up.
San Lorenzo covers 139 km² and had 2,683 residents in 2023, ahead of Boca del Monte, San Juan, Horconcitos and Boca Chica. Spread over that area, it is open countryside with a village at its centre rather than a town. Farming, cattle and the highway shape daily life. Buyers from outside come for one of two things: frontage on the country’s main highway, or a farm that puts the Boca Chica coast and its islands within an easy drive.
Houses in San Lorenzo:
Houses usually come as part of a plot rather than on their own: a village home on a lot of a few hundred square metres, or a farmhouse on a finca, sometimes with a galera beside it. Some are sold in obra gris, with walls and roof up and the finishes left to the buyer, which is a straightforward way to end up with a house built to your own standard. Ask whether the house is recorded on the title as well as the land. Confirm water, power and the state of the access road for that specific lot, because two plots a kilometre apart can differ.
Land and Lots in San Lorenzo:
Lots here are mostly flat, and the ones in demand sit on the Interamericana or a few hundred metres off it. Highway-front parcels of two to three thousand square metres suit a workshop, a store or a depot as much as a house. Away from the road, residential lots with power and water on the street give room for a house and a yard at village scale. Before you buy a highway-front lot, find out how much of the frontage the widening takes as road reserve and where the permitted entrance will be.
Farms and Ranches in San Lorenzo:
The large holdings are what set San Lorenzo apart from the beach corregimientos to the south. Farms in San Lorenzo, Chiriquí run from a few hectares to more than a hundred, flat to gently rolling, under pasture for cattle and in some cases with teak already standing. Some have more than a kilometre of highway frontage and a boundary on the Río Fonseca, which gives water for stock and leaves a commercial use open for later. Walk the river boundary in the wet season if you can, and ask how the finca is titled, because one assembled from several adjoining lots can carry a separate title for each.
FAQ:
-
Is San Lorenzo the district seat?
No. San Lorenzo is one of five corregimientos in the district of the same name, and the seat is Horconcitos. A property advertised simply as “San Lorenzo” can be in any of them: Horconcitos, Boca Chica, Boca del Monte, San Juan or San Lorenzo itself. Ask which corregimiento appears on the title rather than going by the district name.
-
How do I know a village plot has its own title?
The municipality has been adjudicating lots to their occupants in San Lorenzo and the neighbouring corregimientos, so many village plots moved from occupation to title only recently, and some are still in process. Buy only once the land is registered in the seller’s name at the Registro Público, not on a promise of adjudication or a derechos posesorios document. Then check that the surveyed boundaries match what is on the ground.
-
How much does the Río Fonseca matter on a finca that borders it?
The river is an asset: water all year and good pasture along its banks. In the rainy season it rises, and fords and low crossings are the first things to go. Visit with the river high, ask the neighbours how far the water reaches, and make sure the finca has a way out to the highway that does not depend on a vado.
-
How far is the beach?
The road to Boca Chica leaves the Interamericana at Horconcitos and runs 28 km south. Boca Chica is the gateway to the Gulf of Chiriquí marine national park, created in 1994, and the boats out to Boca Brava and the other islands of the gulf leave from there.

Can a foreigner buy land in San Lorenzo?
Yes. A foreign buyer can own titled land with the same rights as a Panamanian, and the purchase is recorded at the Registro Público. The district borders the Ngäbe-Buglé comarca, whose land is held collectively and is not for sale, so confirm the parcel lies inside San Lorenzo corregimiento and outside the comarca.
