Tres Quebradas
Real Estate in Tres Quebradas, Panama.
Farmers from this corner of Azuero come into Tres Quebradas on business: the agriculture ministry keeps its local agency on the main street, diagonal to the church and the park. Around it sits a compact village of single-storey houses, a school and a casa comunal, with pasture and maize ground a few streets out. Tres Quebradas is a corregimiento of the Los Santos district, in Los Santos province, Panama, south of La Villa de Los Santos. Property here means house lots, parcels of a few thousand square metres and small family fincas, often with a modest home already on them. The road through the village was rebuilt in 2024.

About Tres Quebradas:
Tres Quebradas covers about 12.6 km² of farmland in the interior of the Los Santos district. The paved road between Las Cruces and La Espigadilla runs along the edge of the village, and a second road turns off toward Agua Buena. In January 2024 the government reopened the rebuilt 13 km route from El Ejido through La Espigadilla and Tres Quebradas to Agua Buena, with bridges widened to two lanes and the box culvert over the quebrada La Mina extended inside the corregimiento. A rural road also links the village with Las Peñas in Llano Largo, and work to improve it was under way in 2026.
The corregimiento used to be much bigger. Agua Buena was one of its villages until 1999, when it became a corregimiento of its own, and the census count fell from 1,646 people in 1990 to 665 in 2000. Since then the numbers have climbed back slowly, to 717 in 2010 and 864 at the 2023 census. Most people live in the cabecera, with a smaller settlement at Tres Quebradas Abajo toward Agua Buena.
Cattle and crops pay the bills. The MIDA agency here gives technical help to small producers, runs livestock days for local herds and works with agro-industrial firms in the province, so the village acts as a service point for farms well beyond its own boundary. Flat parcels near the houses have been planted with maize, and roping is a local sport: the Copa de Lazo El Cowboy reached its second edition in January 2025. Every year the school’s Semana del Campesino ends with a parade of decorated ox carts led by a queen chosen from the pupils.
The village centre has piped drinking water, electricity, street lighting, telephone lines and rubbish collection, while houses run on septic tanks and rainwater drains into open roadside ditches. Banks, hospitals and large supermarkets are in La Villa de Los Santos and in Chitré, across the La Villa river. This is the edge of Panama’s Arco Seco, where the long dry season browns the pasture and lowers the streams that give the place its name. A buyer who wants space for a garden, fruit trees or a few animals, within reach of both towns, is the kind of person Tres Quebradas suits.
Houses in Tres Quebradas:
The typical house is single-storey concrete block, rendered and painted, with a zinc roof on timber purlins, a covered porch and a laundry area at the back. Many have cement floors and no ceiling under the roof, so budget for finishing work if you want a cooler, quieter interior. Plots are generous by town standards, fenced with barbed wire on live and cut posts, and some houses stand on a hectare or more. Look at how the septic tank was built and where the roadside ditch takes rainwater before you agree a price on houses for sale in Tres Quebradas.
Land and Lots in Tres Quebradas:
Expect house lots of around a thousand square metres, half-hectare parcels and small fincas of a few hectares at the edge of the village, much of it flat ground that has grown maize. Bigger cattle land lies farther out along the roads toward Agua Buena and Llano Largo. Frontage matters: a lot on the asphalt is a different proposition from one reached by a gravel service track, even a few hundred metres away. Ask how close the land sits to the quebrada La Mina or the other streams, and what happens to it in a heavy October downpour, before comparing lots for sale in Tres Quebradas on price.
FAQ:
-
Part of Tres Quebradas is municipal ejido. How do I know a lot is properly titled?
Some of the village sits on the ejido of the Municipality of Los Santos, and parcels there border land the municipality still owns. Make sure the lot you want has been adjudicated by the municipality and registered as its own finca in the property registry, rather than simply occupied. Then check that the boundaries on the registered plan match the fences and the service tracks on the ground.
-
What kind of property is for sale in Tres Quebradas?
House lots, parcels of up to a few hectares, small fincas with a family home, and village houses near the school and the church. There are no apartment buildings or gated developments.
-
How do I get there?
From La Villa de Los Santos, head south through El Ejido and La Espigadilla on the road rebuilt in 2024. The same road continues to Agua Buena, and a paved link runs to Las Cruces.
-
Which services are in the village and which are in town?
The village has water, power, street lighting, rubbish collection, a primary school, a church and the MIDA agency. Banks, hospitals and large shops mean a trip to La Villa de Los Santos or Chitré.

What is local life like?
It follows the farm year. The Semana del Campesino ox-cart parade and roping competitions are the events that fill the village, and most neighbours keep cattle or work land nearby.
