La Colorada
Real Estate in La Colorada, Panama.
The earth here is red, and that is all the name La Colorada means, though it has travelled: over in Veraguas, La Colorada de Santiago tells the story that it was named after a man who came from this village. This La Colorada is a rural corregimiento of the Los Santos district, in Los Santos province, Panama, strung along the La Villa–Macaracas road about twenty minutes from La Villa de Los Santos. Around a thousand people live in the main village and in hamlets such as Rodeito, La Corneta and Colorada Abajo. What changes hands is country property: village houses on the main road and in the hamlets, and flat farm parcels of a few hectares with water on them. You will not find apartments or gated developments here.

About La Colorada:
La Colorada covers 20.7 km² of the Los Santos interior, between La Villa and Macaracas. Its spine is the La Villa–Macaracas road, which the Ministry of Public Works is rebuilding over almost 60 km for B/. 28.8 million, with eleven new bridges, new drainage, rebuilt bus stops and pavements for the more than fifteen communities along the route. The work stood at 42 percent in January 2026 and at 88 percent by June. Off the main road, a paved road links La Colorada to Rodeito and a dirt road carries on to La Corneta, while a production road runs from El Rodeito down to the Río La Villa; the ministry patched the village streets with fresh asphalt in July 2025 and regraded the river road that January.
The village keeps a chapel to San Sebastián beside the primary school, and its patronal fiestas fall in late January, on 25 January in 2026. Early September brings the Semana del Campesino, with a parade and a festival queen. There is a health post in the village; in 2018 the school had about 120 pupils. For a hospital, a bank or a big supermarket you drive to La Villa, and Chitré lies just beyond it.
The population barely moves: 987 people in 1990, 1,010 in 2000 and 1,030 in 2010. Beyond the main village the corregimiento is a scatter of small places, among them Rodeito and Rodeíto Número Dos, La Corneta, Colorada Abajo, Los Picadores, El Melón, Guayabito, Atalayita and Las Monas. Rodeito has its own community park, and in 2026 the land under it received a folio real through the national land-titling programme. That small parcel says a lot about the area: titled farms and plots still held as occupied national land sit side by side.
This is open farm country, and the red soil that named it shows wherever a road is cut. Parcels near the main road are mostly flat, and some run back to a river with water all year. There are already chicken farms in the area, and sellers pitch larger holdings for crops, poultry, solar arrays or agro-industrial sheds as much as for a family house. What comes up for sale is aimed at two kinds of buyer: families who want a house on the main road, and investors after flat, watered land within reach of the Chitré–Las Tablas market.
Houses in La Colorada:
Houses here are single-family homes in the village and the hamlets, many of them fronting the main road to Macaracas. A recent example was a corner house right on that road, twenty minutes from La Villa. If you are weighing houses for sale in La Colorada on the main road, remember that the rebuilt highway is adding pavements and bus stops: get the registered plan, check where the road reserve ends and the lot begins, and look at how the new drainage handles water at the front of the house.
Land and Lots in La Colorada:
Land is what most sellers here have to offer. One parcel on the market covered 4.1 hectares of flat ground with paved access, its own well and a river along the back boundary, and the owner would sell it whole or split it into smaller lots. Per square metre, it asked noticeably less than roadside land on the edge of La Villa. When you compare land for sale in La Colorada, measure the usable area without the protected strip along the riverbank, and if you are buying part of a larger finca, make sure the segregation plan is approved before you pay.
FAQ:
-
Is this the La Colorada near Santiago?
No. La Colorada de Santiago is in Veraguas province, famous for its San Pedro fiestas in June. This one is in the Los Santos district of Los Santos province, between La Villa and Macaracas. Listings also turn up for a La Colorada near La Chorrera and another in Antón, Coclé, so confirm the province and district before you travel to see anything.
-
Does every plot in La Colorada have a title?
No, and this is the first thing to settle. The national titling programme is still working through the area, and land registered to a family as occupied national land is not the same as a titled finca. Ask for the folio real number and check it in the Registro Público; if the seller only holds possession, ANATI’s adjudication has to be completed before a clean sale can happen. Walk the boundaries against the plan, including the width reserved for the road.
-
How good is the road?
Better every month. The La Villa–Macaracas highway that runs through the corregimiento was 88 percent rebuilt by June 2026, with new bridges and drainage. Internal roads are mixed: the stretch from La Colorada to Rodeito is paved, the track on to La Corneta is earth.
-
What is there in the village itself?
A primary school, a health post, the San Sebastián chapel and a community park in Rodeito. Shops, banks and hospital care are in La Villa, about twenty minutes away.
-
Can I use land here for poultry or solar panels?
Sellers advertise flat parcels for exactly that, and there are chicken farms nearby. Before paying extra for that potential, confirm with the electricity distributor that a connection of the size you need is possible, and find out which environmental approvals your project will need.
