Edison Park
Real Estate in Edison Park, Panama.
Edison Park is a hill given over almost entirely to apartment towers, reached along Boulevard Saúl J. Esses behind the Plaza Edison office complex. It belongs to the Betania corregimiento of Panama City and sits between Vía Ricardo J. Alfaro, the Transístmica and Calle El Paical, so residents have three ways out when one of them jams. What you buy or rent here is a two- or three-bedroom flat in a PH building with a pool, a gym and a guarded gate, in complexes such as Vivendi Towers, Elmare, Majestic Gardens and the newer Vivendi Green. Resales make up most of the market. Furnished long-term lets are common, and Edison Gardens, still under construction, is adding the next wave of units.
About Edison Park:
Edison Park covers the hill on the east side of Vía Ricardo J. Alfaro, the road everyone calls Tumba Muerto, where Calle El Paical comes in to meet it. There is no signed boundary. At the foot of the hill stand the office buildings, Plaza Edison on the Tumba Muerto and El Paical corner and the Edison Corporate Center facing the Transístmica, and behind them Boulevard Saúl J. Esses climbs to the residential towers. La Locería lies across Tumba Muerto, Nuevo Brooklincito in Curundú is close by, and the Cervecería Nacional brewery is next door. Long before any of this was built the hill was Loma La Pava, and the bus stops on the main road still carry that name.
Getting in and out is the barrio’s strong point. Buses on Tumba Muerto run to the Albrook terminal and out toward San Miguelito, the C898 route links Plaza Edison with Vía Brasil and Paitilla, and Metro Line 1 runs along the Transístmica. By car, Tumba Muerto leads to the Corredor Norte, and the towers behind Plaza Edison also have access to the Vía Brasil corridor. All three roads slow to a crawl at rush hour. Before you buy, drive out of your building at the hour you would leave for work and see which exit actually moves.
The working week shapes the area. Plaza Edison opened in 2000 and holds government offices, including the Ministry of Labour and the Ministry of Housing, so the plaza fills with visitors on weekdays. The Edison Corporate Center adds two 15-storey office buildings with parking for more than 3,000 cars, and The Oxford School, a British international school with more than 1,500 pupils, has its campus on the Transístmica side of the urbanización. Hospital San Fernando and Clínica Panamá are a short drive away, and from the upper floors of the towers on the boulevard the views take in the city, the Metropolitan Natural Park and the bay.
Buyers come here for a tower with amenities at a central address. Resale prices sit above the older walk-up buildings across Tumba Muerto in La Locería, since nearly every building in Edison Park has lifts, a pool and a guardhouse. Within the barrio, a large unit in Pacific Park or a new one in Edison Gardens costs clearly more per square metre than a resale flat in Vivendi Towers or Elmare. Small investors buy two-bedroom units to let furnished, counting on the offices, ministries, schools and clinics within a few minutes of the front gate.
Apartments for sale in Edison Park:
Every residential building here is a propiedad horizontal. Your unit is registered in the Registro Público as its own finca with a percentage of the lobby, lifts, pool and other common areas, you pay a monthly cuota de mantenimiento, and the building’s reglamento decides whether you may let, keep a pet or take short-stay guests. Most apartments for sale in Edison Park are two-bedroom units of 62 to 89 m², found in Vivendi Towers 100, 200 and 300, where Torre 200 dates from 2006, in the Elmare towers numbered 500, 600, 700 and 4000, and in Majestic Gardens, where some units come with two parking spaces. Three-bedroom flats of 85 to 96 m² turn up in Belview Towers and in Vivendi, and the largest resales are in Oceanía 100, built in 2002, with units of about 159 m² and two parking spaces. Some towers reach 29 floors. Ask on every visit whether the parking space and any depósito have their own finca number or are only assigned to the unit, because a titled space adds to the price and to what you can sell later.
Apartments for rent in Edison Park:
The rental market is long term, and a large share of the stock comes furnished, often with appliances and air conditioning already in place. A two-bedroom furnished unit in Vivendi Green or Majestic Gardens lets for around US$1,000 a month, sometimes with the cuota, water and rubbish collection included, while three-bedroom units in Belview Towers ask somewhat more. Landlords pitch these lets on the short trip to the offices at the foot of the hill, the ministries in Plaza Edison, The Oxford School and the clinics nearby, and on the choice of Tumba Muerto or the Transístmica for everything else. Expect a one-year lease, a security deposit and the first month in advance. Majestic Gardens advertises itself as pet-friendly, but in every building it is the reglamento that settles pets and stays of less than a month, so ask to see it.
New developments in Edison Park:
Construction has not stopped. Edison Gardens is selling off-plan, with most units due at the end of 2026 and some in 2027, and its range runs from compact two-bedroom units of about 48 m² to three-bedroom flats of more than 220 m² with a den and maid’s quarters, each with one to three assigned parking spaces. The amenities list is long: an aqua deck with adult and children’s pools, coworking space, a gym, a rooftop sky lounge, a sauna and spa, and chargers for electric cars. Pacific Park, finished and selling its last new apartments in Edison Park, offers units of 141 to 162 m² with two parking spaces and a social area with an infinity pool on the top floor. Vivendi Green, by the same developer, is ready to move into.
Offices and Commercial Space in Edison Park:
The hill is also a business address. The Edison Corporate Center, two 15-storey towers with eight high-speed lifts, 24-hour security and a full backup generator, sells and lets offices from about 100 m², many with floor-to-ceiling glass looking toward the Bridge of the Americas and Cerro Ancón. Edison Plaza, which faces the Transístmica, offers retail units and further offices. Before you buy space for a clinic, a school or anything that draws the public, check with the Municipio de Panamá that the zoning of that unit allows the use.
Frequently asked questions:
-
Where does Edison Park begin and end?
Think of it as the hill bounded by Vía Ricardo J. Alfaro, Calle El Paical and the Transístmica, with the residential towers along Boulevard Saúl J. Esses behind Plaza Edison. The edges are informal. Agents list the same buildings as Edison Park, Plaza Edison, Tumba Muerto or simply Betania, so search under all four and go by the urbanización shown on the title.
-
How much is the maintenance fee, and what does it pay for?
In the two-bedroom units of Vivendi Towers and Elmare the cuota runs from about US$85 to US$115 a month, while a 159 m² unit in Oceanía 100 pays about double that. It covers the guards and gate, the lifts, the pool and gym, cleaning of the common areas and, in buildings such as Elmare, the emergency generator. Towers from the early 2000s are reaching the age when lifts, pumps and waterproofing need money, so ask the administrator for the latest accounts and whether a special assessment has been voted.
-
Will I get a parking space, and can I buy a second one?
Most units come with one space, and some in Majestic Gardens and Oceanía 100 come with two. In Vivendi 300 a second space has been offered for sale on its own, so it is worth asking the seller or the administrator. Check on the title whether your space is a separate finca or only assigned, and ask where your visitors will park.
-
What should I check before buying off-plan in Edison Gardens?
Get the construction permit number, the delivery date written into the promise of sale and the penalty if it slips, since most units are promised for the end of 2026 and some for 2027. Ask which bank is financing the project, where your instalments are held, and when the PH regime will be registered so that your unit gets its own finca. Check which way your unit faces, too, because the view from the upper floors is a large part of what you are paying for.
-
Can a foreigner buy an apartment in Edison Park?
Yes. Foreign buyers have the same ownership rights as Panamanians and can buy in their own name or through a company, with the title registered in the Registro Público. Have a local lawyer search the finca for mortgages and liens, and ask the PH administrator for the paz y salvo showing the seller is up to date with the cuota before you close.
