David Sur
Real Estate in David Sur, Panama.
Three of the places the rest of Chiriquí comes to David for sit inside David Sur: the Enrique Malek airport, the UNACHI campus at El Cabrero and the fairground that fills up every March. The corregimiento was carved out of David cabecera in 2018 and takes in the southern side of the city, in David district, Chiriquí, Panama. With 33,667 residents on less than 24 square kilometres, it is now the most populous corregimiento in the district. Property here is urban: established family houses in San Mateo and around San Cristóbal, new single-storey homes in La Riviera, and a steady market in rooms and small apartments let to students.

About David Sur:
David Sur was created by Law 9 of 14 February 2018, which split the old David cabecera and gave the south side of the city its own junta comunal, seated in San Cristóbal. To the east, the quebrada San Cristóbal and the río Platanal mark the line with David Este; to the south it gives way to Pedregal and the flat country running down to the estuaries. The airport stands on open savanna at the southern edge of the city, about four kilometres from downtown, and the flight to Albrook in Panama City takes around 45 minutes. The centre of David is a short drive north, so most residents shop, bank and work without ever leaving the district.
Two universities set much of the daily rhythm. UNACHI’s central campus at El Cabrero was built on 14 hectares donated at the end of the 1970s by Alberto Sittón, and in 2016 the university bought another 4.7 hectares a few metres away, at a time when it was teaching some 12,000 students across ten faculties. The Universidad Tecnológica de Panamá runs its Chiriquí regional centre in Urbanización Lassonde, on Avenida 6a Oeste. Add the airport staff and schools such as San Mateo, Lassonde, José María Roy and Instituto David, and David Sur fills with people coming in to work and study every weekday.
Once a year the corregimiento belongs to the Feria Internacional de David. For more than eleven days each March, over 500 exhibitors from farming, commerce, industry and technology set up at the fairground; the 2026 edition ran from 12 to 22 March, and the fair reaches its 70th year in 2027. The same grounds host other events through the year, motor shows among them. If you are looking at a house near La Feria, see the street during fair week, when the crowds and the traffic arrive, before you sign anything.
The ground is flat lowland, crossed by creeks that drain the city toward the río Platanal. That shapes property here more than the heat does: the quebrada San Cristóbal and the quebrada El Retorno carry a lot of water after heavy rain, and Los Abanicos and San Cristóbal have both had storm damage in recent seasons. Housing runs from San Mateo, Barrio Universitario, Santa Rosa and La Princesa to barriadas such as Victoriano Lorenzo, Nuevo Amanecer, El Retorno, Villa Mercedes and IVU Primavera, with newer residenciales filling in around La Riviera. Most buyers are families who work in David and want to stay inside the city; most renters are students and staff of the two universities.
Houses in David Sur:
San Mateo and the streets around the universities hold the corregimiento’s larger, established family houses, often with a garage and a yard, and they sit at the top of the local price range. The barriadas further from the main roads have smaller houses on tighter lots and make up most of the affordable resale stock. Corner houses with access from two streets also come up in La Riviera. When you compare houses for sale in David Sur, walk the street after a downpour: drainage changes from one block to the next, and a house standing a little higher than its neighbours can be the better buy.
Rentals in David Sur:
The rental market here follows the academic calendar. Rooms and studio-sized apartments in San Mateo, within walking distance of the UTP and UNACHI, are let to students. Families look for two-bedroom apartments in San Cristóbal, some behind their own electric gate, or for houses in La Riviera, some of them semi-furnished on large lots. Before you sign, ask whether the unit has a reserve water tank and how the street drains in the rainy season.
New Developments in David Sur:
La Riviera is where most new building is happening. Residencial Quintas de La Riviera sells houses on lots from 600 square metres, including a two-bedroom, one-bathroom model of just under 87 square metres, and other new homes in the area come with a reserve water tank and a perimeter wall. These new houses cost well below an established home in San Mateo, so La Riviera is where a tighter budget can still buy a new house inside the city. If you buy from a developer, confirm that your lot already has its own finca number at the Registro Público and that the project’s permits match what you are being shown.
FAQ:
-
Is David Sur part of the city of David?
Yes. It is the southern side of the city and was split from David cabecera in 2018, so older deeds, utility bills and addresses may still say David cabecera. Check which corregimiento the finca is recorded under at the Registro Público, especially if you will be applying for municipal permits.
-
What should I check before buying a house near one of the creeks?
Ask the neighbours how the street held up in the last heavy rains, look for water marks on walls and fences, and see whether access depends on a bridge over the quebrada San Cristóbal or El Retorno. Then confirm at the Registro Público that the seller is the registered owner, that there are no mortgages or liens, and that the area on the plan matches the lot on the ground.
-
Will the airport affect daily life?
Enrique Malek sits on the southern edge of the city, about four kilometres from downtown. If you are considering a house close to the runway, visit at different times of day and find out where the approach path runs before deciding. For anyone who travels to the capital often, the upside is a 45-minute flight to Albrook from a terminal minutes from home.
-
Is there real demand for rentals?
Yes, mostly long-term. UNACHI and the UTP bring students and staff who rent rooms and small apartments in San Mateo, Lassonde and the streets around El Cabrero, while families rent houses in San Cristóbal and La Riviera. A unit within walking distance of a campus is the easiest to keep let.
-
Can a foreigner buy property in David Sur?
Yes. Foreigners have the same rights as Panamanians to own titled property, which is registered at the Registro Público. David Sur lies well away from the ten-kilometre border strip where the law restricts foreign ownership.
