Santa Fe
Real Estate in Santa Fe, Panama.
Santa Fe has the power station that supplies more than 22,000 people in Darién, and its fuel does not come by pipe: liquefied natural gas arrives by truck from Colón. The plant replaced an old bunker-oil generator in 2021, and it is a fair picture of the town, a service centre for the farms strung along the province’s main road. Santa Fe is the seat of Santa Fe district in Darién, Panama, reached by a short paved road that leaves the Pan-American Highway and crosses the Río Sabana. Cattle and rice farmers from the interior opened the land around it. That is still what sells: fincas for sale in Santa Fe, house lots on the edge of town and family houses to buy or rent.

About Santa Fe:
Santa Fe lies about 200 km east of Panama City, a drive of around four hours, with Metetí and Yaviza further east along the same highway. You turn off the Pan-American and follow a short paved road over the Río Sabana into town. The bridge on that road was rebuilt in 2014, because the old one sat below the river’s flood level and cut Santa Fe off every time the water rose. The highway is now being rebuilt too, all 246 km from Las Garzas to Yaviza, under Panama’s first public-private partnership, which also keeps the contractor on for 15 years of maintenance, and most of the workforce is hired locally, Santa Fe included.
The map around Santa Fe has been redrawn twice in a decade. Zapallal was cut out of the corregimiento in 2014, and in 2017 the National Assembly split seven corregimientos from Chepigana to form a new district with Santa Fe as its seat, a change that took effect in 2018. Until then the municipal paperwork was handled in La Palma, a boat ride away; now the alcaldía and its municipal engineering office are in town. What remains of the corregimiento takes in the cabecera plus Zimba, Sabana Arriba, Valle Alegre, Tamarindo, Aguas Claras, Nuevo Paraíso, Agua Buena, Higueronal, La Cantera, Puerto Santa Fe, Alto del Cristo, Quintín and Los Monos, also called Arimae, among other villages.
Most families here arrived from somewhere else, or their parents did. Settlers from Chiriquí, Los Santos, Veraguas, Coclé and Herrera came to clear land for pasture and crops, and Santa Fe is one of the towns they built. Rice and cattle carry the economy, and Darién as a whole grows about a tenth of Panama’s rice. Every March the Feria de Santa Fe, an agricultural, craft and ecotourism fair held for the 27th time in 2026, fills the town with livestock shows and producers from across the province. The town’s health centre is also the nearest one for several outlying villages.
This is low ground, flat to gently rolling, and much of the farmland can be worked by machine. The Río Sabana and its creeks keep pasture green through the dry season, and the same water is the main risk in the wet one. In December 2013 the river ran over the old bridge, closed the road, pushed some 800 metres into the community and reached the power plant of the time. In November 2024 it broke its banks again and damaged 16 homes in Santa Fe and in nearby El Chubasco and San Antonio, while a creek did damage at La Cantera.
Fincas and Farmland in Santa Fe:
Land here changes hands as working fincas, from under ten hectares to more than two hundred, and the price is quoted per hectare. Large holdings are often several separately titled fincas sold as one: a property close to the highway might be split into seven titled parcels, another sold as three fincas of 10, 29 and 35 hectares. The ones buyers want are flat to gently rolling, on fertile silty clay, with improved pasture, a river or creek, and no more than a few hundred metres of gravel road between the gate and the Panamericana. Not every holding carries registered title. Land held only on possession rights has to be titled through ANATI before a bank will lend against it, so ask which kind you are looking at before anything else.
Houses, Lots and Rentals in Santa Fe:
In town, property means a family house on its own lot, on the streets around the access road, within walking distance of the alcaldía and the health centre. Rentals are whole houses let by the month, some of them big family homes with four or five bedrooms. Outside the cabecera, villages such as Aguas Claras have plots of under a hectare, big enough for a house, a garden and a few animals. Before you commit to any lot on the river side of town, find out how high the water stood in 2013 and 2024.
FAQ:
-
A finca is advertised as being in Santa Fe. How do I know where it really is?
Sellers use the name for the whole district, and the lines have moved: Zapallal left the corregimiento in 2014 and the district left Chepigana in 2018, so an older plan can read “corregimiento Santa Fe, distrito de Chepigana” for land that now sits somewhere else. Read the corregimiento and district on the survey plan, then look the finca number up at the Public Registry for owner, area, mortgages and liens. Finally, confirm that the gravel track to the gate is a public road or a registered easement, not a favour from the neighbour.
-
Can I buy land at Arimae?
No. Los Monos, better known as Arimae, is one of Santa Fe’s own villages, and in December 2015 Arimae and Emberá Puru received a collective title to 8,191 hectares for their roughly 220 families. Under Law 72 of 2008 a collective title cannot be sold, transferred or seized, so no deal on that land is valid. If a finca you are shown sits near Arimae, ask for a survey plan that places it clearly outside the collective boundary.

How is the road to Santa Fe?
Paved all the way, around four hours by car from Panama City, and buses heading into Darién pass the turn-off. Expect roadworks for a while, since the Pan-American is being rebuilt section by section between Las Garzas and Yaviza. The access bridge over the Río Sabana has stood above the floods since 2014, but low streets in town can still take water late in the rainy season.
-
Can a foreigner buy a finca in Santa Fe?
Yes, with the same rights as a Panamanian. The Constitution only bars foreigners from owning land within 10 km of the national borders, and Santa Fe is far from the Colombian frontier. The checks are about the land, not the buyer: registered title, the right corregimiento and a clean registry record.

Where else can I look nearby?
The rest of the district is farm country: Zapallal, Agua Fría, Cucunatí, Río Congo, Río Congo Arriba and Río Iglesias all sell fincas on similar ground. Metetí, further east on the highway, is the bigger town if you want more shops and services. For a house by the Gulf of San Miguel, La Palma is the provincial capital.
